Oceana

Oceana is a new residential project under construction in Suwayfah, Al Fqait, Dibba Al-Fujairah, in the emirate of Fujairah. Reportage Properties is the developer, and handover is planned for Q4 2029. The project will hold 1174 apartments and townhouses on one site.

Two towers and townhouses

Tower A will rise 13 floors and contain studios and one bedroom apartments. Tower B will be taller: two underground levels, a first floor and 19 floors above it, with 605 apartments from studios to penthouses. The townhouses will stand apart from the towers, and studios, one, two and three bedroom apartments, penthouses and houses on the ground will share the same plot. Apartments are planned with balconies and terraces whose size depends on the floor and the direction the unit faces. Parking spaces are assigned to the apartments, and Tower B will have two underground levels.

Unit sizes and prices

Studios will run from 29.26 m² to 57.32 m², from 521,522 AED. One bedroom apartments will range from 51.93 m² to 130.53 m², from 729,090 AED. Two bedroom apartments will measure 86.4 m² to 95.5 m², from 1,217,393 AED. Three bedroom apartments will start at 241.36 m², from 6,188,000 AED, and four bedroom units will span 328.41 m² to 494.99 m², from 6,552,000 AED. The price per m² is 10,038 AED, and the service charge is 182.99 AED per m² a year.

Penthouses and townhouses

Eight penthouses will occupy the 19th floor of Tower B, with three or four bedrooms and 2598 to 4836 sq ft. Their plans include an open kitchen and a separate preparation kitchen, a maid's room and dressing rooms, and some have a study. The townhouses will be two storey houses with four bedrooms, 5328 sq ft in total, of which 2103 sq ft is open air. Each will have a back yard, two internal courtyards, a family living room, a dining room and a maid's room.

Pools, sport and the beach

Residents will have their own access to the beach, which is within walking distance. Inside the project there will be an infinity pool, a large pool and a separate children's pool, with shaded seating and barbecue areas. For sport there will be a gym, an outdoor training area and a multi use court, plus a running track, a separate yoga area and a wellness space. A club house, cafes, shops and restaurants are also planned, along with a children's play area.

Ownership and payment

Ownership is freehold. Buyer funds will be held in a protected escrow account at First Abu Dhabi Bank until handover. Several payment plans will be available, including one where a smaller part is paid before handover and the larger part on receiving the keys, and plans with small monthly payments during construction. The DLD registration fee and the ERAS fee are paid on top of the apartment price.
