Azure by Lapis

Azure by Lapis is a new residential tower under construction in Al Jazeera Al Hamra Industrial, Ras Al Khaimah, built by Lapis Properties, a company headquartered in Dubai. Handover is planned for Q4 2028. The building will rise 40 residential floors and hold 442 units, all freehold.

Homes and layouts

The project will include studios, 1, 2 and 3 bedroom apartments, plus penthouses and sky villas with three bedrooms. Studios range from 51.56 m² to 67.82 m² and start at 1,251,978 AED. One bedroom units run from 71.16 m² to 86.96 m² from 1,505,907 AED, two bedroom units from 100.36 m² to 148.77 m² from 2,014,973 AED, and three bedroom units from 246.73 m² to 537.95 m² from 4,881,055 AED. A premium studio has a bedroom, a living room and a balcony, and the example premium studio with balcony measures 701.38 sq ft.

Payment plan and ownership

Buyers pay 20% on booking, 36% during construction, 19% on handover and 25% after handover, so a quarter of the price falls due after the keys are handed over. Ownership is freehold. Payments are held in escrow at Emirates NBD. The service charge is 150.69 AED per m² a year. The price per m² is 19,324 AED.

Interiors and finishes

Interiors will be finished in light tones with planned lighting, and built-in storage systems are included in the apartments. Minimalist finishes combine natural materials with smooth lines. Plans include a studio layout with its own kitchen zone measuring 3.60 x 1.83 m, alongside a hallway, bathroom and living room, and another layout with a master bedroom of 5.20 x 2.84 m. The developer may substitute materials for equivalent ones, and only the contract has force.

Amenities in the building

An open pool will serve the residents, with a separate children's pool. There will be fitness zones, a sports court with a volleyball area, a running track, a children's playground, lounge spaces, green terraces and dancing fountains. The facade will use glass and a sea palette, with calm shades and vertical lines along the elongated silhouette.

The area and getting around

Apartments will have sea views, and the surroundings are planned to include a shoreline with private beaches and green parks. Al Hamra Mall, with shops, restaurants and a cinema, and a golf club are a few minutes away. Al Qawasim Corniche offers parks and walking paths. Wadi Shawka is 35 minutes away, Jebel Jais and Jais Flight 45 minutes, and Dubai and Burj Khalifa an hour and a half.
