Island Heights

Island Heights is a ten-storey residential tower under construction on Jazeerat Al Marjan in Ras Al Khaimah, developed by Range Developments. The building is planned for handover in Q1 2028. It will hold 165 freehold units: studios and one bedroom apartments.

The Tower and Its Setting

Island Heights is designed as a single tower of 49.90 m with no neighbouring blocks on the island. The building will contain 78 studios and 87 one bedroom apartments, with no larger family layouts. Apartments will have balconies or terraces, and each unit comes with one parking space. The first residential level will hold a residents' lounge, a gym, a yoga room, a pool deck with changing rooms and a children's play area. Floors two to ten will be given over to apartments only.

Apartments and Sizes

Studios start at 47.25 m² and reach 51.9 m², priced from 1,232,903 AED. One bedroom apartments begin at 73.11 m² and go up to 88.51 m², from 1,682,561 AED. The price per m² is 21,938 AED. Floor plans mark which apartments face the sea, the street or the Wynn, so the side of the building shapes what each window will look onto. Open areas range from 37.27 to 108.54 m² including the balcony. A one bedroom type A will have 692.12 sq ft inside and 245.20 sq ft of open space, two balconies, a walk-in wardrobe and a separate guest toilet; the largest outdoor area belongs to type D at 529.05 sq ft. A studio type A will have 394.07 sq ft inside and 154.68 sq ft outside.

Shared Spaces

The podium level will hold an open air deck with an infinity pool, a bar, shaded seating and a barbecue zone. The gym and changing rooms sit on the same level, and a separate children's play area is planned there too, next to private terraces of the apartments. The gym will be fitted with premium class equipment. The Residents' Lounge is designed to work as a shared living room and co-working space at once.

Design and Finishes

The facade is planned in pure white aluminium RAL 9010 with some ribs in grey RAL 9007, clear glass and grey aluminium mullions; balcony ceilings on the long facade will be painted black RAL 9004. A sun and shadow study covering both solstices and the equinox shaped the design, with the aim of more daylight indoors and lower energy use. Interiors follow a palette called timeless wonder: porcelain floors, walls in white RAL 9003, kitchen fronts in two laminate tones, wood and light beige, and bathrooms in limestone effect porcelain with accent tiles.

Ownership, Payment and Location

Apartments are sold freehold under a 70/30 plan: 70 per cent of the price before handover, paid in eight instalments during construction, and 30 per cent on handover. A 4 per cent municipality fee is payable on top of the price. The service charge is 215.28 AED per m² a year. Payments go into an escrow account held at Bank of Sharjah. The beach is three minutes on foot or two by car. Wynn Al Marjan is nearby, as are Al Hamra Mall at 8 minutes, Al Hamra Golf Club at 12, Al Hamra Yacht Club at 20, RAK Central at 12 and RAK Mall at 28; Jebel Jais is 44 minutes away. Ras Al Khaimah International Airport is 30 minutes away and Dubai airport 45.
