Colibri Views

Colibri Views is a 31-storey tower that Major Developments is building in the heart of RAK Central, in Al Jazeera Al Hamra Industrial, Ras Al Khaimah. The project is under construction, with handover planned for Q1 2029. Apartments are sold freehold, with prices starting from 1,032,550 AED.

Apartments and layout The tower will hold 442 units: studios and one and two bedroom apartments. Every apartment will be handed over fully furnished, with modular European style furniture, built in storage systems and appliances already in place. Floor to ceiling windows are part of the design.

Views by design The building is oriented towards the Arabian Sea. From the apartments, residents will see the Arabian Sea, Wynn Resort on Al Marjan Island, the Al Hamra Golf Course and the greenery of RAK Central Park. Balconies are recessed into the facades.

Amenities in the building More than 30 amenities are planned for residents. These include an infinity pool on level 4, a jacuzzi, an aqua aerobics room, indoor and outdoor gyms, and areas for zumba and yoga. A spa and beauty salon, prayer rooms, a library, a events hall, a barbecue area, a coworking space, a yoga studio, a children's play area, a games room, a landscaped garden and a roof terrace are also part of the plan.

Footbot on the roof Colibri Views is planned as the first residential tower with Footbot, an artificial intelligence football simulator curated by Patrice Evra. The pitch sits on the roof. High resolution motion sensors, realistic ball behaviour and scenario based drills are designed to make each session full, and the simulator records speed, accuracy and reaction time.

Payment plan and service charge The payment plan is 20% on booking, 40% during construction, 14% on handover and 30% after handover. The service charge is 161.46 AED per m² a year, and the price per m² is 19,448 AED.
