One Central

One Central is a new residential and commercial project under construction in Al Jazeera Al Hamra Industrial, Ras Al Khaimah, built by Pantheon. It is due for handover in Q4 2027. Apartments are freehold, with prices starting at 869,900 AED.

The buildings and their layout

The project consists of three buildings: two residential and one commercial, the latter for class A offices. The residential tower rises 19 floors, and apartments on the plans begin on the third floor. Floors 4 to 13, as well as 15, 17 and 18, follow a single plan, while floors 14 and 16 have their own layouts. On the floor plans the sides of the building are labelled by what is visible from the windows: the sea, the golf course, the park, and the Wynn resort.

Apartments and sizes

The development holds 418 units. Studios start at 32.03 m² and run to 34.6 m², priced from 869,900 AED. One bedroom apartments measure from 62.87 m² to 63.16 m² and start at 1,371,900 AED. Commercial units range from 51.92 m² to 63.02 m² and start at 1,949,900 AED. Every layout has its own balcony, with balconies from 7.2 to 20.65 m². The largest apartment is a two bedroom of 87.82 m² in the residential tower, and plans throughout are open.

Amenities in the building

An infinity pool will stand on the roof, alongside a pool with a sunken seating area, a jacuzzi and a Sky Lounge. Residents will have a gym, a padel court and a basketball court. Two cinemas are planned: a Theatre inside and an open air cinema, and there will be a multi purpose hall for events. Children get a play area, and adults a barbecue zone. The list also includes a Sky Garden, a Zen Garden, a mini golf course and a dog park, plus a lobby and a landscaped garden.

Ownership, payments and charges

Buyers pay 20% on booking, 40% during construction and 44% on handover, with the remaining 40% due on handover. A municipality fee of 4% is added to the apartment price. Service charges are 193.75 AED per m² a year. Buyer funds go to an escrow account held at Abu Dhabi Commercial Bank. Pantheon Development has handed over more than 1 000 apartments in the UAE and works without debt load.

The district

One Central stands in RAK Central, a new business district of Ras Al Khaimah planned as a mixed area where offices, green zones, shops and places for entertainment sit next to homes. The project also includes hotel apartments. The beach on Al Marjan Island is 6 minutes by car, Al Hamra Marina & Yacht Club is 5 minutes away, and Al Hamra Mall is 3 minutes away. Ras Al Khaimah Corniche is 15 minutes by car and the emirate's international airport 25 minutes. Dubai Airport is 45 minutes away and Downtown Dubai an hour, reached by Sheikh Mohammed bin Zayed Road and the E11. The golf course, Al Jazeerah Equestrian Club and Ras Al Khaimah Royal Yacht Club are on the district map, as are Zainab school and RAK Medical Center. Jazirat Al Hamra, with the Al Jazirah Al Hamra Watchtower, the Al Jazirah Al Hamra Heritage Museum and Al Jazeera Beach, is close by.
