Arthouse Residences

Arthouse Residences is a nine-storey residential building under construction by Cledor on Jazeerat Al Marjan in Ras Al Khaimah. It will hold 201 units and is scheduled for handover in Q4 2027. The project takes its name from the Arthouse Hotel in Manhattan's Upper West Side, and these will be the first residences in the Middle East under that name.

Apartments and layouts

The building has one block with studios, one-bedroom residences, one-bedroom residences with a study, and two-level duplexes with two bedrooms. Studios start at 33.35 m² and 1,130,000 AED, while one-bedroom units run from 56.3 m² to 80.18 m² and start at 1,553,000 AED. One-bedroom apartments, with and without a study, make up most of the building. There will be eight duplexes in total, the rarest format in the project. Prices per square metre are set at 22,637 AED.

Rooftop pool and beach club

A private beach club forms part of the building. On the roof there will be an infinity pool reserved for adults only. Children get their own play area, and there will also be a barbecue zone and a park.

Hotel-style services and amenities

The service package is called À La Carte Hotel Services and includes a concierge, valet parking and housekeeping on call. Residents will have a fitness club and a yoga area, plus a spa with a steam room and sauna. The building will also contain shops and cafes, along with a pool and a gym.

Interiors

Apartment finishes will follow the Arthouse hotel standard. Floor-to-ceiling windows are part of the design, and every kitchen will come fully equipped. Walk-in wardrobes are planned for storage.

Ownership, payment and handover

Ownership is freehold. The payment plan is 20% on booking, 5% during construction in a single instalment in July 2027, and 79% on handover. Buyer funds go to an escrow account held at Bank of Sharjah. The service charge is 193.75 AED per m² per year.

Location on the island

Turtle Beach is 3 minutes away, Wynn Resort 8 minutes, Al Hamra Mall 11 minutes and Ras Al Khaimah International Airport 33 minutes. Wynn Resorts is building the region's first integrated gaming resort nearby. The island of Jazirat Al Hamra, an old fishing village of coral stone, lies next to Al Marjan.

The building is still under construction, so apartments are chosen from plans and images. Expectations around the Wynn resort remain expectations: no growth in prices or rental demand is guaranteed.
