Quattro Del Mar

Quattro Del Mar is a new-build complex of four linked towers by RAK Properties on Hayat Island in Mina Al Arab, Ras Al Khaimah. The project is under construction, with handover planned for Q1 2027 and construction progress at 2%. It is a freehold development.

Apartments and prices

The project will hold 1361 units across 12 floors, priced from 6,692,000 AED, at 25,992 AED per m². Two-bedroom apartments will range from 179.51 m² to 394.45 m², from 6,692,000 AED. Three-bedroom apartments will range from 206.06 m² to 388.16 m², from 7,945,000 AED. The service charge is 161.46 AED per m² a year.

Payment plan and escrow

The payment plan is 24% on booking and 80% on handover. Buyer funds go to an escrow account held by National Bank of Ras Al Khaimah.

The towers and Sky Bridge

The four towers will stand between the lagoon and the sea, each with its own facade. A Sky Bridge will link the towers, carrying gardens and shared spaces and turning four buildings into one community above ground. A shared podium at the base is planned as the cultural and leisure centre of the complex.

Beach, spa and pool

Lagoon Beach will be open only to residents, with pools and a beach club beside it. On the fifth level, a spa will look onto an infinity pool, with a panoramic pool, jacuzzi, saunas and lounge areas set against the lagoon. A Sunset Podium is planned for watching sunsets, alongside a Sky Pool and a Zen Garden.

Amenities in the complex

The gym will be fitted for strength and cardio training, and the Harmony Yoga Retreat studio will operate outdoors facing the sea. Courts for volleyball, mini-golf and paths for cycling, scooters and running are planned. A Social Lounge will serve both friendly meetings and business talks, and the VR lounge will have a green screen and controlled lighting. Films can be watched under the stars or in an indoor cinema hall. A Pet Park, charging stations for electric cars, shops and restaurants are also planned. The Imagination Grounds children's area will have two parts, one indoors themed on jungles and the lagoon and one outdoors inspired by desert dunes.
