Hamsa 2

Hamsa 2 is a residential building under construction in the Al Mamsha district of Muwaileh Commercial, Sharjah. Alef Group is building the project, and handover is planned for Q1 2029. Apartments are offered on a freehold basis.

Apartments and Sizes

The project will hold 150 apartments across 8 floors. One bedroom units start at 60.19 m² and 1,024,000 AED. Two bedroom apartments range from 109.16 m² to 137.04 m², with prices from 1,559,000 AED. Three bedroom homes start at 181.61 m² and 1,809,000 AED. The price per m² is 9961 AED, and the service charge is 107.64 AED per m² a year.

Payment Plan

Under the plan, 14% is paid on booking, 20% during construction and 70% on handover. Living rooms will have ceilings 3.2 metres high, windows looking toward the park and balconies.

A Pedestrian Quarter

Al Mamsha is designed as Sharjah's first fully pedestrian community, with cars kept in underground parking. The pedestrian environment brings housing, retail and leisure together for residents and their families. Hamsa 2 sits within the Al Mamsha Hamsa residential zone, which will include a raised podium with panoramic views of the surroundings. Al Mamsha Hamsa will have landscaped gardens with water features, dedicated swimming pools, a gym and a children's playground. A shared roof terrace will be provided for residents.

The Area

The building stands in Muwaileh Commercial, a district with office buildings, cafes and shops, close to University City of Sharjah, American University of Sharjah, University of Sharjah, Sharjah Space Academy and Sharjah School's Complex. Drive times given on the location map include 4 minutes to University City of Sharjah, 5 minutes to Sharjah School's Complex and Sheikh Mohammad Bin Zayed Road, 8 minutes to 06 Mall, 9 minutes to Sharjah International Airport and 15 minutes to Dubai International Airport.
