The Gate 6

The Gate 6 is a nine-storey residential building under construction in Muwaileh Commercial, Sharjah. ARADA is the developer, and handover is scheduled for Q4 2028. The building will hold 220 apartments, all freehold.

Apartments and Sizes

The project will have 1, 2, 3 and 4 bedroom apartments. The 1 bedroom units start at 79.06 m² and from 1,170,000 AED. The 2 bedroom units range from 100.71 m² to 129.79 m² and start at 1,425,000 AED. The 3 bedroom units range from 150.13 m² to 204.11 m² and start at 2,075,000 AED. The 4 bedroom units range from 218.88 m² to 296.36 m² and start at 3,125,000 AED. The 4 bedroom options will occupy the ninth floor.

Layouts

Apartment types differ across floors, and some units of the same type will have mirrored versions. The 1 bedroom layouts include types A1, A2, A3 and B1, with kitchens of 3.0 x 2.7 m or 3.0 x 2.8 m next to living rooms of 4.4 x 4.7 m or 4.5 x 4.8 m. Type A2 on floors 3 to 6 will include a balcony of 8.4 x 1.5 m measuring 13.63 to 14.38 m², while type A1 is designed without a balcony. The 2 bedroom apartments will be available from the first to the ninth floor in various layouts. Types 2BR A1 and B1 on the first floor will have open terraces, and in type B1 both bedrooms will have their own wardrobes and bathrooms. Among the 3 bedroom types, 3BR A2 will have a total area of 176.03 m², including a balcony of 19.79 m².

Payment Plan

Nine percent of the price is paid on booking, 25 percent during construction and 70 percent on handover. The service charge is 107.64 AED per m² a year. The price per m² starts at 13,984 AED.

Inside the Apartments

Every apartment will be handed over with a smart home system. Standard equipment will include a kitchen stove, a cooker hood and a washer-dryer from a European manufacturer. Many apartments will feature a winter garden, an architectural solution that extends the living space through the balcony. The developer may substitute materials with equivalent ones, and only the contract has force.

The Building and the District

The house will stand on West Boulevard, with shops, medical facilities and dining outlets fronting the boulevard. The first floor of the district will include the Madar family leisure complex, designed by Zaha Hadid Architects, with green parks. Madar will include the Zad food truck park, a free drive-in cinema and the largest skate park in the region, along with the Wellfit gym and a trampoline zone. Children will have adventure playgrounds and water play areas. A school, Raffles World Academy, is planned in the district. The master plan also includes Arada CBD, the region's first post-pandemic business district, with class A and B office space.

Amenities and Sport

The building will have a gym, a running track and a swimming pool. Residents will use the open-air sports complex next to the house, which will include a full-size football pitch and several five-a-side mini-football pitches. There will be courts for padel tennis, basketball, volleyball and badminton.
