Olfah

Olfah is a new residential quarter that Alef Group is building in Muwaileh Commercial, Sharjah. The project is under construction, with handover planned for Q4 2029. Apartments are available for sale on a freehold basis.

Apartments and Sizes

Olfah will have 587 units in buildings of 11 floors. The homes on sale are 1, 2 and 3 bedroom apartments. One bedroom units start at 76.4 m² and are priced from 974,000 AED. Two bedroom apartments range from 132.09 m² to 145.76 m² and start at 1,449,000 AED. Three bedroom homes range from 171.35 m² to 191.24 m² and start at 1,889,000 AED. Prices for the project begin at 929,000 AED, at 10,087 AED per m². Each building will have a lobby.

Payment Plan

Buyers pay 14% on booking and 20% during construction. The remaining 70% falls due on handover. The service charge is set at 113.02 AED per m² a year.

Lawn Hills and Woodland Walk

The master plan will be arranged around green space. At its centre, Lawn Hills will provide lawns and open green areas where residents can sit, play and rest inside the quarter. A Woodland Walk will run through the development as a tree-lined trail for walks and time outdoors. Small Pocket Rest Areas along the paths and a Lounge Area will give residents and guests places to sit and meet.

Pools and Water Features

Olfah will have several pools, each with its own purpose. A Recreational Pool will be meant for relaxing, with loungers alongside. A Sports Pool will have lanes and depths suited to training and competitive swimming. An Infinity Pool will have edges that blend into the landscape. A Splash Water Feature will add fountains to the courtyard.

Sport, Children and Gatherings

A Well Equipped Gym will hold modern training equipment, and Outdoor Gyms will provide open-air exercise stations. An Exercise Zone will be set aside for varied workouts. For children, there will be a Kids Play Area, a Sand Play area and a Climbing zone for climbing and play. BBQ Areas will be set up outdoors for grilling and eating with family and friends, and an amphitheatre will host open-air performances and events. A hall for events will be available for celebrations and meetings.

Location

The site sits between Sheikh Khalifa Bin Zayed Al Nahyan Road and Maleha Street, 2 minutes from University City. Nearby are the University of Sharjah, a public library, Sharjah Academy of Astronomy, Space Sciences & Technology and the Sharjah Research Technology and Innovation Park. Dubai International Airport is 15 minutes away and Downtown Dubai is 25 minutes away.
