The Gate 3

The Gate 3 is a new residential building under construction in Muwaileh Commercial, Sharjah, within the larger Aljada master plan. ARADA is the developer, and handover is scheduled for Q4 2027. The building will have 170 apartments across 8 floors, and homes are sold as freehold.

Apartments and layouts

The Gate 3 will offer apartments with one, two and three bedrooms. Two-bedroom units range from 117.15 m² to 232.44 m² and start at 1,657,000 AED. Three-bedroom units range from 184.69 m² to 230.31 m² and start at 2,446,000 AED. Individual layouts include balconies and terraces in some plans.

Price and payment plan

Prices start at 1,030,000 AED, with a price per m² of 9796 AED. The payment plan is split into 9% on booking, 25% during construction and 70% on handover. Service charges are set at 86.11 AED per m² a year.

Amenities in the building

Residents will have access to separate swimming pools for adults and children, with a terrace by the water. An amphitheatre and a children's play area will also be part of the grounds. Pets are permitted in the building.

The neighbourhood

The East Boulevard, lined with trees, will be directly accessible from the building, with shops, medical facilities and restaurants fronting this street. The Naseej District cultural area is a five minute walk away. Arada CBD, with class A and B offices, is a ten minute walk away. Madar, the family complex designed by Zaha Hadid Architects, is also five minutes on foot. The SABIS International School-Aljada is two minutes on foot, and University City is a three minute drive.
