The Gate 5

The Gate 5 is a new residential building under construction in Muwaileh Commercial, Sharjah, developed by ARADA. The project is part of the The Gate residential series within the Aljada district and is scheduled for handover in Q2 2028. Homes are offered on a freehold basis.

Homes and prices

The building has 179 apartments across a single 8-floor block, with floor plans covering the Ground Floor and levels 1 to 8. Two-bedroom apartments range from 109.53 m² to 197.23 m² and start from 1,525,000 AED. Three-bedroom apartments range from 155.33 m² to 223.71 m² and start from 2,140,000 AED. The price per m² is 10,800 AED.

Payment plan and service charge

The payment plan is divided into three stages: 9% on booking, 25% during construction and 70% on handover. The service charge is 107.64 AED per m² a year. The majority of the cost falls due at the point of receiving the keys.

Inside the apartments

Every apartment will include a smart home system as standard. Kitchens will be fitted with a hob, an extractor and a washer-dryer, and appliances will come from a European manufacturer. Many apartments will have a winter garden that extends the living space by using the balcony. Selected layouts will include terraces.

Amenities in the building

Residents will have access to a swimming pool, a gym and a running track. An open-air sports complex sits next to the building. A full-size football pitch will serve larger teams, with several five-a-side pitches nearby, along with courts for racquet sports and separate areas for ball games.

The neighbourhood

The building will have direct access to West Boulevard, where shops and restaurants are planned. Offices and stores are planned alongside the homes in Aljada, and cultural venues and parks are part of the district. Madar, a family entertainment complex designed by Zaha Hadid Architects, already operates within the district. Central Park and the Naseej District cultural quarter, where il teatro is planned, complete the surroundings.
