The Gate 4

The Gate 4 is a new residential building under construction in Muwaileh Commercial, Sharjah, developed by ARADA. The nine-floor building is planned to be ready in Q4 2027 and will contain 206 apartments. Homes are offered freehold, with prices starting from 1,520,000 AED.

Apartments and Sizes

The building will have one, two and three bedroom apartments. Two bedroom units range from 178.19 m² to 188.22 m² and start from 1,964,000 AED. Three bedroom units range from 176.33 m² to 266.17 m² and start from 2,350,000 AED. Four bedroom options are planned on the ninth floor, so choosing that format also fixes the floor.

Payment Plan and Ownership

A 9% payment is due on booking, 25% during construction and 70% on handover. The apartment is registered as full ownership. Service charges are 86.11 AED per m² a year.

Inside the Apartments

Every apartment will include a smart home system. The specification also lists a European kitchen stove, a cooker hood and a washer dryer. Room dimensions on the plans are given wall to wall in finished condition, without construction tolerances. The developer may replace materials with equivalent ones, and only the contract has force.

Outdoor Spaces

Apartments will have different open areas: balconies and terraces. Their area is included in the total size, so internal metres should be checked separately when comparing units. The ground floor two bedroom 2BR-A1 has a terrace of 90.85 m² measuring 12.6 by 6.9 metres.

The Neighbourhood

Residents will have direct access to East Boulevard, a tree-lined shopping street with shops, medical facilities and restaurants along it. SABIS International School-Aljada is a two minute walk away. Madar and Arada CBD can also be reached on foot. City Centre Al Zahia is two minutes away and University City three minutes. Al Maliha Road, Sheikh Mohammed Bin Zayed Road and Emirates Road are marked on the location plan.
