Jumeirah Residences Al Maryah Island

Jumeirah Residences Al Maryah Island is a 38 floor branded residential tower under construction on Al Maryah Island in Abu Dhabi, developed by Emirates Developments. The building will hold 254 freehold homes, with handover planned for Q1 2031. Prices start at 5,148,055 AED, at 44,618 AED per m², and the service charge is set at 473.61 AED per m² a year.

Residences and layouts The tower will contain one, two and three bedroom apartments, with two penthouses at the top. One bedroom homes will run from 111.95 m² to 115.38 m² and start at 5,148,055 AED. Two bedroom homes will span 178.9 m² to 186.63 m² from 8,403,824 AED, and three bedroom homes 327.61 m² to 332.26 m² from 15,143,000 AED. By design, every residence will have its own terrace, and four bedroom apartments will begin only from the 23rd floor.

A floor and two lobbies for residents The 22nd floor will carry no apartments and will be given over entirely to amenities. The building will have two lobbies: one at promenade level and a main residential lobby, plus a VIP arrival entrance with a drop off point. Shops and restaurants will sit at ground level and on the first podium, while the second podium and the 22nd floor will be reserved for residents.

Amenities and services Planned facilities include a gym, spa, swimming pools outdoors and indoors, a private cinema, a library, a residents lounge, an events hall, a children's play area, a landscaped garden, a clinic, a retail space and concierge service. Jumeirah will run the residence, with concierge handling daily matters, private dinners arranged on request and health programmes put together around each resident's routine. By design, changing rooms and treatment rooms will be split into male and female.

Around the tower The building will stand at the edge of Al Maryah Island beside the Grand Steps, which link the island's shops and restaurants with the promenade. Abu Dhabi Global Market and Cleveland Clinic are 4 minutes away, The Galleria 5, Reem Mall 7, Sorbonne University 9 and downtown Abu Dhabi 10. Louvre Abu Dhabi is 12 minutes away, Saadiyat Cultural District and the National Museum of Zayed 14, and the Guggenheim 15. Zayed International Airport and Yas Island are each 25 minutes away.

Payment plan Apartments are sold on a 41 to 59 plan: 12% is due on booking, 31% during construction and 59% on handover. The booking share is paid in two instalments, at reservation and 30 days later, followed by seven instalments through construction from March 2027 to March 2030. An ADGM registration fee applies on top of the price, and payments under the contract go to the project escrow account.
