Yas Park Place

Yas Park Place is a new residential development by Aldar on Yas Island in Abu Dhabi. The project is under construction, with handover planned for Q1 2030. It will bring 780 apartments to a quarter set among gardens and parkland a few steps from the Yas Island waterfront.

Homes and layouts

Six residential buildings will hold 780 apartments across a ground floor, an underground level and 11 floors above the first level. The development includes a ground floor, a first floor and 11 floors above the first floor. Homes will range from studios to residences with three bedrooms, plus two-level duplexes with two bedrooms and a helper's room. Five housing formats are planned: studios, one, two and three bedroom apartments, and two-level duplexes.

Studios start at 44.97 m² and 1,390,000 AED. One bedroom homes start at 79.99 m² and 1,900,000 AED, two bedroom homes at 129.97 m² and 2,950,000 AED, and three bedroom homes at 162.95 m² and 5,000,000 AED. The price per m² is 22,698 AED. Apartments are sold as freehold. The service charge is 252.41 AED per m² a year.

Payment plan

A 50/50 payment scheme applies, with a first payment of 5% for apartments in the project. During construction, 40% is due across five payments, and 50% is paid on receiving the keys. The full payment schedule should be confirmed.

Pools and fitness

The project plans an Adult's Only infinity pool and a Family Pool. Children will have a Kids Pool and a splash pad water play area. A fitness centre is planned among the greenery, along with spaces for yoga and wellness. A gym and an infinity pool are among the amenities.

Gardens and outdoor spaces

Landscaped gardens, open green spaces and dedicated walking paths are planned for daily walks. The landscape includes Wellness Gardens and a separate Sensory Garden. An open air cinema will be part of the quarter. Pets are allowed in the homes, and the project plans separate dog walking paths and Dog Off Leash Areas.

Dining, work and daily needs

Restaurants and retail units are planned for residents of the quarter and guests of the island. A co-working space will be provided indoors and outdoors. A cinema room, concierge service, children's play area and security are also part of the plans. A bank holds the escrow account for the project.

Getting around

Yas Island lies 10 kilometres and 10 minutes by car from Zayed International Airport. Saadiyat Island is 20 kilometres and 20 minutes away, Corniche is 28 kilometres and about 30 minutes by car, and Dubai is 115 kilometres and 50 minutes away. On the island are Ferrari World, Yas Waterworld and the Formula 1 racing track. Yas Mall, Al Raha Mall and Deerfields Mall are listed in the surroundings, as are Sheikh Zayed Grand Mosque, Aldar HQ and Al Maqtaa Fort.
