Gardenia Bay

Gardenia Bay is a new residential district that Aldar is building on Yas Island in Abu Dhabi. It is under construction and planned for handover in Q2 2027. Construction has reached 4% progress.

Apartments and layouts

The district will hold 2182 units across 23 buildings from five to ten floors. Apartments will range from studios to three bedroom homes, with unit sizes from 43.8 m² to 179.7 m². The catalogue lists a one bedroom unit from 74.69 m² to 179.77 m², priced from 1,595,000 AED. A balcony will be included in every layout, and corner apartments will have balconies larger than 20 m².

The Bay View club and the beach

Bay View will be the shared heart of the quarter, set beside a beach and a blue lagoon. The beach club will sit within the district, with a view of the water for adults and a lagoon for children to swim in. Inside the club, residents will find a private cinema, shared dining spaces, a coworking area, a children's playroom and workshops. Shops and cafes will also be part of Bay View. A promenade will run along the water, with paths, gardens and playgrounds leading inward.

Water, greenery and comfort

Water and greenery will run through the whole district rather than being gathered in one corner. Plants will be mostly local and climate adapted species, and shaded paths are planned to lower the outdoor temperature. Shared areas and children's playgrounds will be shaded. Edible gardens and composting will be provided for residents who want to grow their own greens. Buildings are being designed with the Pearl 3 sustainability rating as a target, using recycled materials, smart water meters and recycled water.

Sports, spa and daily life

Bay View will have a fitness hall, and outdoor training zones will be laid out across the district. A fully equipped spa will be available after workouts. A concierge service will operate, and pets will be allowed. A children's playground will serve families.

Payment plans

Four payment plans are listed. Three divide the cost between construction and handover, and the fourth requires full payment at booking. The plans set out in the catalogue are 22% on booking, 50% during construction and 30% on handover; 12% on booking, 40% during construction and 50% on handover; 7% on booking, 35% during construction and 60% on handover; and 104% on booking. Ownership will be freehold, with a service charge of 168.99 AED per m² a year.
