Selina Bay

Selina Bay is a new residential project under construction on Yas Island in Abu Dhabi, developed by Reportage Properties. It is scheduled for handover in Q4 2027, with construction reported at 10% complete. The development will contain 507 units across 18 floors when finished.

Apartments and townhouses by the canal

Selina Bay will be built in the southern part of Yas Island, Yas South, within the coastal community Yas Bay. The community combines the Waterfront promenade, residential quarters and a Media Zone. Apartments and townhouses will stand by the canal. Homes are planned with turnkey finishing, and ownership is freehold.

Unit types from studios to four bedrooms

Studios range from 41.81 m² to 42.83 m² and start at 1,250,000 AED. Four-bedroom units start at 258.08 m² and 6,035,156 AED. The price per m² is 23,385 AED. The complex will be divided into two parts: West with 507 residential objects and East with 172. Parking in the western part is planned for 600 spaces, the eastern part for 208.

Layouts and interiors

Every unit will come with turnkey finishing. Kitchens are planned with cabinets and countertops, and bedrooms will have built-in wardrobes. Bathrooms, ensuite bathrooms and guest toilets, where the plan provides them, will be fully tiled, with vanity units and mirrors at the sinks. Apartments will have double-glazed windows and central air conditioning, plus a main satellite antenna and a fibre optic line for high-speed internet. The developer may substitute materials for equivalent ones, and only the contract will have force.

Amenities in the complex

For swimming, the complex will have 2 large pools and 2 separate children's pools. There will be 2 gyms, and 2 play areas are planned for children. Green landscaped areas will be complemented by shaded seating, and the grounds will include barbecue zones and a pet zone. The project provides 3 large lobbies and 12 large lifts plus 2 service lifts.

Getting around Yas Island and beyond

Ferrari World is 5 minutes away by car, Yas Waterworld 6 minutes, and Yas Park 9 minutes. Warner Bros. World and Yas Mall are 10 minutes by car. The golf course is 3 minutes away, Etihad Arena 7 minutes on foot. Abu Dhabi International Airport is 12 minutes by car, Saadiyat Island 20 minutes, the Louvre 22 minutes, Al Reem Island 30 minutes, and Dubai 45 minutes.

Payment plan and service charge

The payment plan is 34% on booking and 67% during construction. Full payment is due within three months. The service charge is 193.75 AED per m² a year. The escrow account is held by a bank.
