Creekside Residence

Creekside Residence is a new residential building under construction in Ajman, developed by Al Zorah. It will hold 144 apartments with one, two and three bedrooms, and handover is scheduled for Q1 2028. Construction has reached 3%, and the starting price is 901,249 AED.

The Building and Its Apartments The building has two lower levels beneath the first floor, eight floors above it and a roof, on a plot of 79 900 sq ft. Apartments begin already on the lower levels, and the total sellable area of all apartments is 147 550 sq ft. One bedroom apartments start at 47.19 m² and 901,249 AED, two bedrooms at 104.7 m² and 1,907,593 AED, and three bedrooms at 248.42 m² and 4,202,880 AED, with the largest at 268.3 m². The price per m² is 13,432 AED, and the service charge is 188.37 AED per m² a year.

Architecture and Layout By design the building will take the form of a large amphitheatre, with each apartment a private box looking out to the creek and forest. Mediterranean architecture is combined with restrained modern lines, and the podium will reach the water. The main entrance will face the creek, with a courtyard behind it that lets daylight pass through the full depth of the house. Gardens will be laid out inside, and the grounds around the building will be planted.

Views and Surroundings Every apartment will look out on the creek, the mangroves or the golf fairways, and most apartments will face the water. The house stands on a quiet promenade by the creek, opposite preserved forest on the water, between the golf course and the sea. Next to the house will be the 18 hole Al Zorah course, designed by Nicklaus Design, along with the Golf and Yacht Club and the Zoya Health and Wellbeing Resort. The Al Zorah Nature Reserve covers more than one million square metres, and more than 500 000 mangrove trees grow in Al Zorah. More than 200 species of birds live in the wetlands.

Amenities The entrance will be gated, with security on duty around the clock and cameras covering the grounds. Inside, among the gardens, there will be a gym, a multipurpose hall and a children's playground. The project also includes a private beach and a walking trail. Cars will park on an underground car park, and residents will reach the boat moorings directly from the house.

Ownership, Payment and Location Ownership is freehold. The payment plan is 10% on booking, 20% during construction, 10% on handover and 60% after handover. Al Zorah connects directly to Sheikh Mohammed Bin Zayed Road, and Ajman City Centre is 10 minutes away by car. Dubai Airport is 25 minutes by car and Sharjah Airport 20 minutes.
