Al Aamra 3 Tower

Al Aamra 3 Tower is a residential tower under construction in Ajman, built by GJ Properties. The building is planned for handover in Q4 2027. Apartments are available freehold, with prices starting from 855,305 AED.

The building and its homes

The tower will have 250 apartments across 25 residential floors, with ten apartments on each residential level. The project includes one building on a plot of 2149 m² and has 25 floors in total, of which 25 are residential. Every apartment has two bedrooms, with sizes ranging from 140.75 m² to 280.01 m². Each apartment will include two bathrooms and a separate guest toilet, even in the most compact layout.

Layouts and floor plans

Typical floors from the second to the 25th repeat a set of ten layouts. The most compact series, 01, 04, 07 and 09, measure 140.76 to 140.98 m², with a 4.32 m² balcony and a living room combined with the dining area. Series 02, 05, 06 and 10 measure 153.06 to 156.04 m² and include a separate storage room and two balconies. Series 03 and 08 are the largest on a typical floor at 183.24 and 183.23 m², with a 14.20 m² balcony. The kitchen is planned separately from the living room: 2.50 by 3.40 m in the compact apartments and 2.55 by 3.75 m in apartments with storage.

Ground floor terraces

The first floor is laid out differently: every apartment there will have its own terrace instead of a balcony. Series 101, 104, 107 and 109 are planned at 279.68 to 279.98 m², with terraces of 108.28 to 108.43 m², making them the largest apartments in the tower. Series 103 and 108 have terraces of 54.18 m² and 54.06 m², and series 102, 105, 106 and 110 combine a storage room with a terrace of 67.22 to 67.29 m². These apartments measure 233.59 to 236.57 m², while series 103 and 108 measure 236.69 and 236.52 m².

Amenities and parking

A large swimming pool and a fully equipped health club will be part of the building. Parking is arranged over four levels, and a parking space is sold separately as an additional option to the apartment. Security will operate around the clock. Apartments will be handed over with built-in kitchens, sanitary fittings and air conditioning systems already installed, with modern minimalist interiors, panoramic windows and pre-planned lighting. Furniture packages are available on request.

Ownership and payment

Apartments are sold freehold to UAE residents, non-residents and citizens of any country, with lifelong full ownership rights. The payment plan is 5% on booking and 95% during construction, paid in monthly instalments over six years. The service charge is 86.11 AED per m² per year. The tower stands on E311, Sheikh Mohammed Bin Zayed Road.
