Gateway Residences

Gateway Residences is a new residential project under construction in Al Zorah, Ajman, developed by Al Zorah. The project is scheduled for handover in Q4 2026 and is currently 9% complete. The building on sale, Building 1, has eight floors and 157 apartments.

Two buildings at the creek in Al Zorah

Gateway Residences, fully named Gateway Porto Al Zorah with the subtitle Creekside Apartments, will consist of two residential buildings. The building currently offered for sale is Building 1. The buildings will stand along the Al Zorah creek and the boardwalk of the marina, and the quarter borders a mangrove reserve. Apartments will look out onto the mangrove forest and the fairways of the golf course.

Apartments from one to three bedrooms

The project will include one, two and three bedroom apartments. One bedroom units will range from 66.61 m² to 111.86 m², with prices from 932,257 AED. Two bedroom apartments will range from 156.45 m² to 213.77 m², from 2,189,916 AED, and will include a private patio by design. Three bedroom units will range from 282.24 m² to 461.45 m², from 4,373,631 AED, with floor to ceiling windows. Interiors will be finished in a single palette across living rooms and bedrooms.

Pool deck, courtyard and amenities

The pool deck will sit on the water of the creek, with a lawn and a children's play area. The project will also include a gym. An internal courtyard will bring in light and air through large skylights, and will be given over to play and quiet rest. The architecture will follow a minimalist Mediterranean style with simple geometric forms.

Prices and payment plan

Prices start from 932,257 AED, at 12,336 AED per m². Service charges are set at 220.66 AED per m² a year. The payment plan is 10% on booking, 10% during construction, 20% on handover and 60% after handover, divided into parts over three years.

Freehold ownership and escrow

Ownership is freehold. Buyer funds for this building will go into an escrow account at AJMAN BANK.

Location and surroundings

Al Zorah lies on the coast of Ajman, between open water and the creek. The quarter connects directly to Sheikh Mohammed Bin Zayed Road and is linked to Emirates Road. The mangrove reserve along the lagoon and creek covers 100 hectares, with about 58 bird species resident and pink flamingos present all year. Four modern marinas operate in Al Zorah across all seasons. An 18 hole Nicklaus Design championship golf course, managed by Troon, lies nearby. The Beach Club and The Oberoi resort are a 15 minute walk away, and the golf club is 10 minutes by bicycle.
