Azizi Venice 14

Azizi Venice 14 is a freehold residential project under construction in Dubai South, developed by Azizi. The building is planned with 17 floors and 3477 units, and handover is scheduled for Q1 2027. Construction has reached 30%.

Apartments and sizes

The project includes 1 bedroom apartments from 66.89 m² to 82.13 m², priced from 1,230,000 AED. Two bedroom units range from 100.8 m² to 121.61 m² and start at 2,414,000 AED, while 3 bedroom apartments of 146.69 m² to 146.79 m² start at 3,156,000 AED. Commercial units from 70.05 m² to 369.16 m² are priced from 3,500,000 AED. The price per m² is 14,976 AED, and the service charge is 150.69 AED per m² a year.

Payment plan

A 20% payment is due on booking, with 10% during construction and 70% on handover. The project's own payment schedule states 10% at booking, 10% 30 days after booking, 10% 120 days after booking, and 70% on receiving the keys in Q1 2027.

The Azizi Venice district

Azizi Venice 14 stands within the Azizi Venice district, a quarter of more than 136 hectares. The district is planned with seven residential buildings, a swimmable lagoon with a sandy beach and waterfalls, and a 1 km pedestrian boulevard with climate control. A floating opera theatre with 2000 seats is planned at the centre of the lagoon, with a programme of opera, ballet, concerts and musicals, and a museum in the theatre building devoted to its construction. The district also includes an international school, a community hospital, a Friday mosque and five-star hotels, among them the eight-storey Azizi Hotel with a private beach, spa, restaurants and shops opposite the lagoon. Canalside running and cycling tracks will extend for 5 km.

Amenities in the building

Residents will have use of an infinity pool on the roof with a view of the lagoon, a gym with lagoon views and changing rooms, barbecue terraces, and a club space with armchairs, a billiard table, a bar and a coffee area. An indoor children's playroom is planned with colourful structures, interactive games and eco-friendly toys. The entrance group will have a serviced lobby with concierge, calacatta marble flooring, wooden panels, art pieces and lifts with gold finishes.

Design and interiors

The facades are planned with smooth white wave-like lines, materials from European brands and custom warm lighting, with full storey height panoramic windows looking over the lagoon. Apartment interiors are planned in a calm warm palette with built-in furniture and appliances. Kitchens will have waterfall edge worktops, undermount sinks and built-in appliances, and bathrooms quartz worktops, built-in lighting and laminated wood cabinets with a lacquer finish.
