Bling Avenue 1

Bling Avenue 1 is a residential project under construction in Madinat Al Mataar, Dubai South, built by Bling Development. The single four-storey building will hold 40 apartments, and handover is planned for Q4 2026. Construction is 68% complete.

Apartments and layouts

The building will contain 18 one-bedroom apartments, 8 two-bedroom apartments and 14 apartments with 2.5 bedrooms. One-bedroom units range from 77.25 m² to 79.38 m² and start at 1,151,628 AED. Two-bedroom units range from 106.26 m² to 121.38 m² and start at 1,561,246 AED. Apartments across the six layout types will have balconies sized from 5.41 m² to 24.77 m².

The building

There will be ten apartments on each residential floor, numbered 101 to 110 on the first floor and 401 to 410 on the fourth. A central corridor, two lifts, L1 and L2, and two staircases will serve the floors. The ground floor will have an entrance lobby, with a double-height void above the main entrance. A garbage chute and technical rooms for services and meters will be provided on all four floors.

Rooftop amenities

A 14,000 sq ft amenities area is planned for the roof, for the residents of the 40 apartments. It will include a roof garden, a landscaped garden and a zen garden. A barbecue area will also be on the roof. Elsewhere in the building there will be an infinity swimming pool with a wellness feature, a gym and a children's play area.

Ownership and payments

The project is freehold. The service charge is 172.22 AED per m² per year, and the DLD fee of four percent is paid separately. The payment plan is 30% on booking, 10% during construction and 60% on handover.

Getting around

Al Maktoum International Airport is 16 minutes away and Expo City is 21 minutes away. The Outlet Village is 27 minutes away, while Downtown Dubai and Dubai Parks and Resorts are 30 minutes away. Dubai Marina is 34 minutes away.
