Marquis Horizon

Marquis Horizon is a freehold project under construction in Dubai South, developed by Marquis. The building is scheduled for handover in Q3 2028. It will hold 190 apartments across 10 floors.

Apartments and Sizes The project includes 1 bedroom apartments from 65.17 m² to 102.34 m², priced from 1,301,700 AED. The 2 bedroom apartments range from 99.28 m² to 133.79 m², with prices starting at 1,459,400 AED. The price per m² is 13,940 AED, and the service charge is 161.46 AED per m² a year.

Payment Plan Buyers pay 20% on booking and 40% during construction. A further 4% is due on handover, and 36% is paid after handover.

Building and Shared Spaces The configuration includes an underground level, a ground floor and a mezzanine, with ten floors and a roof above. Shared spaces occupy the mezzanine and the roof, and 2138 m² are set aside for rest and sport. The entrance will have a two-storey lobby with concierge and resident services, and a central open-air courtyard with a landscaped garden sits just beyond the entrance. A stepped, wave-like facade with projections and recesses is designed for natural shading and airflow while keeping interiors daylit.

Amenities The mezzanine will hold an infinity pool, a separate pool for children, lounge areas, a multifunctional community hall, a games room, a fully equipped gym and the Movement Studio within Horizon Wellness Sanctuary. The roof is planned with a padel court, an open yoga area, a sports court, a running track, an amphitheatre and barbecue zones with dining places. Horizon Executive Lounge is intended for shared work, with Focused Corners as closed rooms for meetings.

Location The building stands in Dubai South Residential Complex next to Pulse Residences. Al Maktoum International Airport and the Etihad Railway station are transport landmarks near the district.
