Azizi Venice 16

Azizi Venice 16 is a residential building under construction in Dubai South, within the Azizi Venice quarter. Azizi builds it, and handover is planned for Q2 2027. The building will have 14 floors and 1055 units.

Location and the quarter

The building stands in the residential part of Azizi Venice, a new quarter of more than 136 hectares where residential buildings, villas and a boulevard are arranged around a crystal lagoon. Azizi Venice will form part of Dubai South, which is being built as a new city with residential quarters, business zones, schools and clinics. The quarter sits along Emirates Road, next to Al Maktoum International Airport (DWC). Within the quarter there will be an International School and a Community Hospital, and a Friday mosque nearby.

Water and the lagoon

The lagoon in Azizi Venice is made for swimming, kayaking and sailing. Sandy beaches and waterfalls will surround it, and a 5 km running and cycling track will run along the waterfront boulevard. Bedrooms will look out over the water. A small waterpark with slides, sprays and gentler water attractions is planned for children in the quarter. Floor to ceiling windows will face the water.

Apartments and layouts

The building will offer studios, two bedroom and three bedroom apartments. Studios range from 34.47 m² to 39.86 m² and are priced from 811,000 AED. Two bedroom units range from 94.2 m² to 112.88 m², from 2,157,000 AED, and three bedroom units from 157.01 m² to 181.02 m², from 3,387,000 AED. Prices start from 755,000 AED in total, at 18,932 AED per m². Standard layouts in the quarter's residential buildings also include one bedroom apartments of 646.16 to 701.48 sq ft. Apartments will be finished in a warm palette; kitchens will have waterfall edge countertops and built in appliances, and bathrooms quartz countertops and built in lighting.

Amenities in the building

An infinity pool will sit on the roof, with a deck, cabanas and loungers around it. The gym will face the water. A residents' club will have soft seating, billiards, a bar and a coffee area, and there will be an indoor play area for children. The building also includes a barbecue area, a children's playground and a lobby with a concierge service.

Azizi Venice Boulevard and the opera

Azizi Venice Boulevard will run through the quarter for one kilometre, pedestrian and climate controlled, with boutiques, restaurants and cafes along the water. An opera house with 2000 seats will stand in the lagoon opposite dancing fountains, hosting musicals, concerts, opera and ballet. An eight storey five star Azizi hotel with a spa, restaurants and its own beach will be within walking distance, and a vertical garden with more than a million flowers will be planted in the quarter.

Ownership, payment plan and service charge

Apartments are sold freehold. The payment plan is 20% on booking, 30% during construction and 50% on handover. The service charge is 150.69 AED per m² a year. Buyer funds are held in an escrow account at Abu Dhabi Commercial Bank.
