Azizi Venice 12

Azizi Venice 12 is a residential project under construction in Dubai South, Dubai. Azizi is the developer, and handover is scheduled for Q3 2027. Construction is 22% complete.

Two towers and a lagoon-side quarter

The project consists of two residential towers, Tower A and Tower B, with 18 floors and 1428 units in total. The quarter in which it sits covers more than 136 hectares (336 acres) and runs along Emirates Road (E611). A swimming lagoon with sandy shores is planned beside the buildings, and every building will have its own access to the water and the beach strip. Beaches and promenades will reach 18 kilometres in length by design. Pools, a gym, a rooftop terrace, a barbecue area and a lobby are part of the amenities.

Homes from studios to three bedrooms

Units are freehold and range from studios to three bedroom apartments. Studios measure 33.45 to 33.72 m² and start at 785,000 AED. One bedroom homes run from 64.38 to 76.18 m² and start at 1,230,000 AED. Two bedroom apartments measure 106.67 to 149.3 m² from 2,414,000 AED, and three bedroom homes span 161.84 to 191.84 m² from 3,156,000 AED. Apartments will have floor to ceiling windows and built in appliances; the layouts include balconies, and in the plans the one bedroom and three bedroom types include a laundry room. Commercial units of 88.91 to 349.69 m² start at 3,461,000 AED.

Payment plan

Twenty percent is due on booking, 10% during construction and 70% on handover. The price per m² is 16,451 AED, and the service charge is 150.69 AED per m² a year.

Getting around

The drive to Al Maktoum International Airport (DWC) takes 7 minutes, and Emirates Road is 5 minutes away. A future dedicated Dubai metro station is planned for the quarter, with a cable car link from the station to the opera house and the shopping boulevard.

The boulevard, the opera and the green areas

A climate controlled pedestrian shopping boulevard is planned along the lagoon, with shops, restaurants and cafes. 1.5 million sq ft are designated for retail, restaurants and cafes, and 950 thousand sq ft for everyday shops. An opera theatre on the water with dancing fountains is planned in the lagoon. 40 acres of parks and green zones will surround the water, along with a vertical garden of more than a million flowers. A K-12 international school, a nursery, a kindergarten and a hospital are planned within the quarter.
