Azizi Venice 13

Azizi Venice 13 is a residential development by Azizi in Dubai South, Dubai, currently under construction with handover planned for Q3 2027. Construction has reached 46%. The project is freehold and comprises 1888 units across 18 floors, with prices starting from 710,000 AED.

Apartments and layouts

The building will contain 1, 2 and 3 bedroom apartments. One bedroom units range from 61.26 m² to 77.02 m² and start from 1,230,000 AED. Two bedroom apartments measure 100.06 m² to 113.06 m² and start from 2,414,000 AED. Three bedroom units range from 149.11 m² to 150.6 m² and start from 3,156,000 AED.

Commercial space

Commercial units will be part of the building, sized from 81.1 m² to 287.44 m² and priced from 3,492,000 AED. Commercial space is planned on the lower level of the towers, and some cafes and restaurants will have open terraces. Separate lobbies are planned for residents and for visitors to the retail section. Indoor and outdoor areas of a commercial unit can differ: unit 5 in Tower A, for example, has 630.02 and 493.53 sq ft respectively.

Water, beach and boulevard

A swimmable lagoon will be part of the district, intended for swimming, sailing and kayaking. A beach with soft sand will sit beside the water. A climate controlled pedestrian Azizi Venice Boulevard will run along the water for one kilometre, with boutiques, cafes and restaurants serving international and local cuisine. Running and cycling paths are planned along the promenade.

Amenities in the building

A landscaped pool with a water view is planned for the roof, surrounded by sun loungers, cabanas and a relaxation terrace, with calm background music in this zone. The building will have a gym with modern equipment and a barbecue area. A lobby with round the clock service is planned, finished with Calcutta marble floors, wooden panels, artworks and designer lighting in warm earth tones, and lifts finished in matte gold. A kindergarten is listed among the amenities, and the project includes a children's playroom with bright structures, interactive games and toys, plus a small waterpark with slides, splash areas and gentle water attractions. Cascading waterfalls will form part of the water view, and a vertical garden with more than a million flowers is planned to bloom all year round.

The wider community

Tower A and Tower B will form Azizi Venice 13, within a community that also includes a gated villa neighbourhood and entertainment areas. A floating stage with singing fountains is planned at the centre of the water space, next to an Opera House with a 2000 seat hall hosting opera, ballet, concerts, musicals, comedy shows and theatrical productions, and available for private concerts and wedding ceremonies. The Opera House will contain a museum devoted to its construction and architecture. An International School, a Community Hospital and a Friday Mosque are planned as part of the community.

Payment plan and ownership

The payment plan is 20% on booking, 10% during construction and 70% on handover. Ownership is freehold. The service charge is 150.69 AED per m² a year.
