Altura 2 at WAADA is a 27-floor tower planned in Dubai South, at Madinat Al Mataar inside the Waada community. BT Properties is the developer, and the building is under construction with handover scheduled for Q1 2029. Homes are offered as freehold.

Apartments and Sizes

The project holds 484 apartments. One-bedroom units run from 69.46 m² to 70.62 m² and start at 984,000 AED, while two-bedroom homes range from 110.51 m² to 119.71 m² and start at 1,577,000 AED. Some layouts include laundry rooms with storage, guest bathrooms and walk-in closets, and some two-bedroom plans set aside a room for a helper. Private terraces and a panoramic view of the Dubai skyline are planned for the residences.

Price, Payment and Running Costs

Prices start at 984,000 AED, which corresponds to 14,065 AED per m². The payment plan splits the price into 10% on booking, 50% during construction, 10% on handover and 30% after handover. Service charges are set at 161.46 AED per m² a year.

The Building and Its Amenities

The tower will have a lobby and a fitness centre with changing rooms. A private pool is planned for residents. High-quality finishes and equipment are specified for the apartments; the developer may substitute materials of equivalent value, and only the contract governs.

Waada Community Plan

Waada is master-planned for 40 000 residents and follows Dubai Vision 2040. Around 40% of the land is designated for connected parks and water features, alongside 18 km of walking paths and 11 km of cycle tracks. The community plan includes an international K-12 school, a kindergarten, a library with an education centre, a hospital designed to international standards, the Masjid-e-Riaz inspired by the Blue Mosque, and a five-star hotel with serviced apartments. A cultural centre with a theatre and exhibition halls, a dancing fountain square, and a BTeiffel Tower inspired by the Paris landmark are also part of the master plan, together with pocket parks, seasonal gardens and sports courts.
