Amazonia

Amazonia is a 12 floor residential building under construction in Al Jadaf, Dubai, developed by Palladium Development. The project is 1% complete and handover is scheduled for Q3 2027. Apartments are freehold and prices start from 810,000 AED.

The building and its architecture

Amazonia is designed by the architect who designed the Zabeel Saray Dubai hotel. The single building follows a B + G + 12 + R layout. Its name and appearance come from the Amazon: Dubai Creek recalls the expanse of a great river, and the building rises above it among dense greenery. Thick vines and moss will cover the walls, so the house will look part of the greenery growing around it. A waterfall will fall down the facade from the twelfth floor.

Apartments and layouts

The building will hold 74 units: studios, one, two and three bedroom apartments. Studios range from 34.12 m² to 34.14 m² and start at 930,000 AED. One bedroom units range from 54.34 m² to 70.17 m² and start at 1,344,000 AED. Two bedroom apartments range from 69.74 m² to 129.73 m² and start at 1,520,000 AED, while three bedroom units range from 168.16 m² to 179.35 m² and start at 3,600,000 AED. Apartments will be sold fully furnished, and each will have a smart home system controlled from a smartphone. An automated parking system will place cars.

Amenities

Residents will have a resort style pool, a children's play area, a gym with cardio machines, strength equipment and free weights, a landscaped garden and a barbecue area. There will be a cinema and a coworking zone. A lobby and a lounge with billiards complete the list. The building will also provide cleaning, laundry and room service.

Location and transport

Amazonia stands in Jaddaf Waterfront, the district also called Dubai Wharf, which runs parallel to Dubai Creek. The Al Jaddaf metro station is a one minute walk away, and an Etihad Rail station will open near the building. The neighbourhood is built by Dubai Properties at medium density, with shops, hotels, parks and public buildings alongside homes. Dubai Festival City Mall, Dubai Creek Park and Dubai Creek Golf & Yacht Club are nearby, as are the Mohammed Bin Rashid Library, the DEWA headquarters, Palazzo Versace Dubai and One&Only One Za'abeel.

Payment plan and ownership

The payment plan is 20% on booking, 40% during construction and 40% on handover, when keys are received. Buyer funds go to an escrow account held at Abu Dhabi Islamic Bank. Ownership is freehold with no time limit. Service charges are 172.22 AED per m² a year.
