Binghatti Wraith

Binghatti Wraith is a new residential tower under construction in Al Jadaf, Dubai, developed by Binghatti. The building will have 15 floors and 884 units, with keys planned for Q4 2027. Apartments are freehold and prices start from 1,299,999 AED.

Apartments and layouts

The project will include studios and apartments with one, two and three bedrooms. One bedroom units will range from 61.51 m² to 133.44 m² and start from 1,299,999 AED; two bedroom units will range from 103.34 m² to 161.4 m² and start from 2,099,999 AED. Layouts are planned as open plans with floor to ceiling windows and a balcony running along the whole apartment. Two three bedroom apartments, the only ones in the building, will sit on the roof floor, each with its own pool on the terrace. Some one bedroom apartments will have a private terrace instead of a standard balcony.

Price and payment

The price per m² is 11,691 AED. The payment plan is 20% on booking, 20% during construction and 60% on handover. The service charge is 139.93 AED per m² a year. The project has an escrow account at United Arab Bank.

Amenities

More than 26 zones for rest, sport and family will be spread across the podium and the floors of the tower. The upper podium level is planned around water: a temperature controlled infinity pool with an open horizon view, a sun terrace with loungers, private cabanas, a jacuzzi and a shallow pool, with a bar built into the deck. Children will have their own pool with a water play area and an outdoor playground. Residents will have a barbecue area, an indoor gym with rubber flooring, a padel court and half a basketball court by the house, shaded areas for yoga and outdoor training, and a continuous walking path around the site.

The building and its setting

The site of 9217.80 m² lies inside the large Al Jadaf interchange, and future construction around it will not block light or views, so the 360 degree view will stay with the building over the years. Below will be a double height lobby with a 24 hour concierge and 34 retail units on the first floor. Above them, four podium floors will hold covered parking for residents and an open deck with amenities, followed by 14 residential floors and the roof. The glass facade will carry a strict contrasting grid, curved balconies will give it rhythm, and at night lighting along the top edge and accent light on the facade will switch on.

Location

The house will stand between Dubai Creek and the extension of Business Bay. Al Jaddaf metro station on the green line is 2 minutes away, with Dubai Healthcare City and Creek stations also nearby, and Al Khail Road, Sheikh Zayed Road and Oud Metha Road are reachable from the interchange in 90 seconds. Jaddaf Waterfront is less than a kilometre away, two minutes by car, with shops, hotels and cultural venues by the water. Downtown Dubai with Burj Khalifa and the Dubai Opera is 10 to 12 minutes away, as are the Museum of the Future, Meydan Racecourse and Ras Al Khor reserve.
