Jaddaf Beach Oasis

Jaddaf Beach Oasis is a freehold residential development under construction in Al Jaddaf, Dubai, built by Azizi. The complex consists of two buildings, Building A and Building B, each with 16 floors, and is scheduled for handover in Q4 2028. Apartments start at 745,000 AED, with a price per m² of 18,755 AED.

Apartments and layouts

The development holds 1276 units in total: 864 in the first building and 412 in the second. Studios range from 30.47 m² to 45.89 m² and start at 766,000 AED. A typical studio on floors 2 to 15 measures 275 sq ft of apartment and 319 sq ft of total area; a ground-floor studio measures 274 sq ft and 433 sq ft, the difference being a large balcony. One-bedroom units come in two ground-floor types, at 592 sq ft and 898 sq ft, and at 561 sq ft and 868 sq ft. The layouts also include penthouses. Every apartment will have high-class finishing, so buyers from abroad will not need to find a contractor and supervise renovations from a distance.

The beach and pools by design

A beach with clear water will sit in the centre of the complex, shared by both buildings, and the signature pool is designed as a beach. Swimming will be possible before work, after it, or on Friday with children, without planning a trip to the coast. Pools for adults and children will be separate. This is not the sea: Jumeirah Beach is 15.6 km away by road.

Amenities in the buildings

Residents will have two gyms, one for men and one for women, each used separately. Children get an indoor play room for any weather, and there will be a cinema room and a multipurpose hall. Security will operate around the clock, and parking spaces are planned with a margin. The amenities list also includes a children's playground and a swimming pool.

Location and the district

Al Jaddaf sits on the bank of Dubai Creek. The Al Jaddaf metro station is a five-minute walk, Wafi Mall is seven minutes away, and Dubai World Trade Centre and Downtown with Dubai Mall are ten minutes off. Dubai International Airport (DXB) is ten minutes away, and Al Khail Road and Sheikh Zayed Road are close by. Jaddaf Waterfront Park lies 1.1 km from the development, Latifa Hospital 2.8 km, Dubai English Speaking School 3.9 km, and Dubai Dolphinarium 4.3 km.

Payment plan and ownership

Apartments are sold as freehold. The payment plan is 20% on booking, 30% during construction and 50% on handover, so half the cost is paid before completion and half when the keys are received. The service charge is 193.75 AED per m² a year. This is a purchase at the construction stage: living in the apartment or renting it out will be possible only after handover in Q4 2028.
