Binghatti Starfall

Binghatti Starfall is a residential building under construction in Al Jadaf, Dubai, developed by Binghatti. Handover is planned for Q3 2028. Apartments are sold freehold, with prices starting from 827,999 AED.

Apartments and layouts

The building will hold 771 units across 15 floors. Studios range from 32.35 m² to 32.51 m² and start at 827,999 AED. One bedroom apartments run from 59.23 m² to 59.61 m², priced from 1,276,999 AED, and two bedroom apartments span 79.4 m² to 119.32 m², from 1,974,999 AED. By design there are 528 studios, 169 one bedroom units and 57 two bedroom units, and no apartments with three bedrooms or more.

The building and its facade

The name Starfall refers to a falling star, and this image shapes the architecture. The facades will be built from glass with crystalline facets, with panoramic glazing and open balconies. Shared areas carry the star theme in their names, including a Private Observatory Deck and a Meteor Trail.

Amenities

Residents will have a separate pool for adults, a children's pool and a jacuzzi. A gym will come with changing rooms, lockers and showers. Outdoors there will be a yoga and aerobics area, and children get a play area. The building sits facing Sheikh Rashid Road, and the upper levels will include a private observation deck.

Retail on the first floor

The first floor will hold 17 retail units from 649 to 3026 sq ft, in two groups: food and beverage, and convenience and service. Every unit has water and drainage. Units intended for dining will have gas, a kitchen extractor and fresh air supply, and Retail 16, the largest at 3026 sq ft, will have 100 kW of electrical capacity and two bathrooms. Retail 06, the smallest at 649 sq ft, falls under Convenience/Service with 30 kW and its own bathroom.

Location and ownership

The project sits in Al Jadaf, close to Sheikh Zayed Road (E11), Al Khail Road and Oud Metha, with a future Etihad Rail station to be added. Downtown Dubai and Dubai Mall are 8 minutes away, and Business Bay and Dubai Festival City are 9 minutes away. The metro station Al Jaddaf is a few minutes from the building. Ownership is freehold, and buyer funds will be held in an escrow account at United Arab Bank until handover. The service charge is 193.75 AED per m² a year.
