Bararigate by ADE

Bararigate by ADE is a new residential building under construction in Majan, Dubai, developed by ADE Properties. The project is planned for handover in Q4 2028, with 2% of construction complete. Apartments are freehold.

Apartments and Sizes

The building will hold 280 apartments across 10 floors, from studios to three bedroom homes. Studios will range from 37.9 m² to 53.14 m², with prices from 703,000 AED. One bedroom apartments will run from 72.09 m² to 83.61 m², from 1,188,000 AED. Two bedroom apartments will span 148.97 m² to 201.93 m², from 1,700,000 AED, and three bedroom apartments 265.28 m² to 356.77 m², from 2,800,000 AED. The price per m² is 10,555 AED.

Layouts and Interior

Two and three bedroom apartments will include a staff room. Some layouts will have a private pool at the bedroom. Bedrooms will form a more private part of each apartment, with natural light and finishes in quality materials. Living rooms will be finished to a premium standard, with functional layouts and plenty of natural light, and kitchens will have practical storage and quality finishes. Bathrooms will have clean lines, neutral palettes and considered sanitaryware across all unit types. A smart home system will be built into every apartment, controlling light, climate, security and curtains through one system. The developer may substitute materials for equivalent ones; only the contract has force.

Amenities in the Building

Sports, water and children's rooms will sit in the same building as the apartments. Basketball and padel courts will be built into the building, and the gym will have both indoor and outdoor parts. Separate tracks will be laid for running and cycling. An infinity pool will be surrounded by sun loungers, with a separate children's pool, plus a sauna and jacuzzi and a yoga zone. Children's play areas will be provided indoors and outdoors. A billiard and table tennis area and a business centre will serve adults. The building will also include retail units. A high ceilinged lobby will greet residents and guests with daylight and premium finishes.

Payment Plan and Ownership

The payment plan is 10% on booking, 47% during construction, 3% on handover and 40% after handover. Buyer funds go to the project escrow account at Emirates NBD. Service charges are 161.46 AED per m² a year. The DLD registration fee is paid on top of the price.

Majan is growing as a residential district known for affordability, greenery and everyday convenience. Schools, parks, shops and clinics are near the building, and the district suits families. Landmarks nearby include GEMS Winchester School, Fakeeh University Hospital, Hamdan Bin Mohammed Smart University and Al Barari Playground, along with Dubai Outlet Mall and Sunset Beach in Umm Suqeim.
