Binghatti Vintage

Binghatti Vintage is a residential tower under construction in Majan, Dubai, built by Binghatti and planned for handover in Q3 2027. The building will hold 1572 apartments across 36 floors on a plot of 9 132,61 m², with ownership freehold. Prices start at 676,999 AED, or 12,114 AED per m².

Apartments and layouts

The tower will contain 1291 studios, 238 one-bedroom apartments and 43 two-bedroom apartments. Studios will range from 34.6 m² to 34.73 m² and start at 698,999 AED, one-bedroom homes from 65.6 m² to 82.92 m² from 1,112,999 AED, and two-bedroom homes from 145.95 m² from 1,767,999 AED. There are two studio types, eight one-bedroom types and four two-bedroom types. Some one and two-bedroom apartments are planned with a pool on the balcony.

The building and its structure

Binghatti Vintage is designed in three tiers: a ground floor with a mezzanine, four podium floors above it, then the residential tower, with three basement levels below. The wide podium will hold the shared amenities, and the residential floors will rise above it. Silverstone Engineering Consultants produced the floor drawings. The facade geometry will be illuminated after sunset, so the tower will be visible from a distance in the evening.

Amenities on the podium

The podium will include an adult pool and a children's pool, shaded areas beside the water, a children's play area, a family seating area with benches, lawns and walking paths. An open-air cinema will operate on the podium after dark. For sport there will be a padel court and a basketball court, an indoor gym and an outdoor gym, and a running track laid across the podium. A separate yoga area is planned as well.

Payment and handover

The payment plan is 20% on booking, 50% during construction and 30% on handover. Payments go to the project escrow account at Dubai Islamic Bank. The tower is scheduled for completion in Q3 2027, and owners will be able to move in or rent out their apartments only after handover.

Ownership and management

Ownership is freehold, and the apartment is registered in the buyer's name. Service charge is 161.46 AED per m² a year. For owners who do not live in the apartment, Binghatti's Bespoke Living service will handle management, short-term letting as a holiday home, annual maintenance and furniture packages. The same service will handle resale of apartments and parking spaces.
