Binghatti Titania

Binghatti Titania is a 32-floor residential tower under construction in Majan, Dubai, developed by Binghatti. It will hold 796 apartments and handover is planned for Q2 2027. The building is freehold and stands at Wadi Al Safa 3, Majan.

Apartments and Sizes

The tower will contain studios from 34.31 m² to 37.09 m², starting at 688,999 AED. One bedroom apartments will run from 62.59 m² to 78.18 m², from 1,057,999 AED. Two bedroom apartments will measure 111.26 m² to 111.45 m², from 1,549,999 AED. The price per m² is 13,931 AED.

Layout and Design

The first and second residential floors are each planned differently, and floors three to thirty-two follow a typical plan. Below the homes sit three underground levels, a ground floor and parking floors, with a technical floor and roof terrace above. By design, living rooms open up while the bedroom sits in a separate private zone, and each apartment is oriented to take in the view from its windows. The facade combines bold geometric volumes with a dark metal mesh set against glass. The building is planned with energy-efficient methods and high-grade sustainable materials.

Leisure Deck and Amenities

The leisure deck is planned for the whole family, with a main pool and a shallower one beside it for adults. Children will have their own pool with floating elements and the Aqua Joy water play area on the same level, and parents on a lounger by the adult pool will see their children in theirs. A floating deck with pergolas, open air seating and landscaped terraces will complete the level. The building will also include a gym, a yoga area, a children's playground, a garden and walking paths, with fitness split into separate zones for each kind of activity. Inside, finishes will use Patagonia marble, oak, bronze profiles and green brushed steel, and the same language continues in the shared areas.

Payment Plan and Ownership

The 70/30 plan starts with 20% on booking plus the DLD 4% fee. Half the price is then paid in eleven instalments during construction, monthly from the booking date, with the first six larger and the last five smaller, and the final 30% falls due on handover. Payments go to the project escrow account at Dubai Islamic Bank, and ownership is registered as freehold. The service charge is 161.46 AED per m² a year.
