Binghatti Skyflame

Binghatti Skyflame is a freehold residential project under construction in Majan, Dubai, built by Binghatti with handover planned for Q4 2027. Apartments start at 717,999 AED, and the building is planned with 27 floors and 2212 units.

Apartments and layouts

The project includes 1 bedroom apartments from 63.18 m² to 69.37 m², priced from 1,099,999 AED, and 2 bedroom apartments from 112.37 m² to 207.6 m², priced from 1,654,999 AED. Commercial units range from 50.29 m² to 170.53 m² and start at 2,327,999 AED. Plans show open layouts and floor to ceiling panoramic windows, and the total area of each home will include the interior and the balcony. In the first tower, a Type 01 studio will have a total area of 37.84 m², with 28.32 m² inside and a 9.52 m² balcony. A Type 01 one bedroom in the same tower will measure 67.25 m² with a 13.77 m² balcony, a 14 m² bedroom, a 17 m² living and dining room and a 5 m² kitchen. Type 03 one bedroom apartments in the first tower will have 64.77 m² of total area, including a 6 m² kitchen, a 1 m² laundry room and a 16 m² living and dining room. In the second tower, a Type 04 one bedroom will cover 80.56 m² including a 22.75 m² balcony, with a 15 m² bedroom and an 18 m² living and dining room. A Type 01 two bedroom in the first tower will have 113.11 m² of total area, a 35.44 m² balcony and bedrooms of 14 and 12 m². Apartments will come with smart home features.

Amenities

The complex will bring together more than twenty amenities for sport and leisure. These include an infinity pool with panoramic views, an adult pool with a shallow water zone and a separate children's pool with water play elements. A gym, fitness centres, a padel court, a basketball court and a running track will support training on site. Landscaped sky gardens will be joined by a landscaped garden with a walking trail, relaxation areas with shaded benches and a spa. A cinema, coworking spaces, barbecue zones, children's play areas and a pet zone are also planned, and pets will be allowed.

The buildings

The project is planned as two towers with five level podiums beneath the residential floors. In the first tower there will be 27 residential floors and in the second 22. The first tower's engineering scheme was developed by Silverstone Engineering Consultants. Curved facades will carry dynamic horizontal LED lighting that follows the shape of the building. A technical floor in the first tower is planned between the ninth and tenth residential levels, and barriers will control entry and exit at the parking.

Payment plan and ownership

Buyers will pay 10% on booking, 40% during construction and 50% on handover, so half of the price falls due at the point keys are handed over. The service charge is set at 129.17 AED per m² a year. Apartments are sold as freehold.

Location and travel times

Majan is part of Dubailand, and the district has green parks, cafes and educational institutions. GEMS Winchester School and Fakeeh University Hospital are part of the surroundings. Sheikh Mohammed Bin Zayed Road and Al Ain Road run nearby. The drive to Downtown Dubai will take fifteen minutes and to Dubai Marina 20 minutes, with Jumeirah Beach and Burj Al Arab among the landmarks in that direction. Deep Dive Dubai is six minutes by car and The Meydan Hotel & Race Course nine. Miracle & Butterfly Garden is twelve minutes away, and Global Village is among the nearby destinations.
