Binghatti Sky Terraces

Binghatti Sky Terraces is a residential tower under construction in Motor City, Dubai, developed by Binghatti with handover planned for Q4 2027. It will hold 1866 units across 40 floors, including studios, one, two and three bedroom apartments and commercial units, all freehold. Prices start at 777,999 AED for a studio of 28.93 m².

Apartments and Layouts Studios begin at 28.93 m² and 777,999 AED. One bedroom units run from 48.76 m² to 97.02 m² and start at 1,165,930 AED. Two bedroom apartments span 98.02 m² to 186.15 m² and start at 1,889,999 AED. Commercial units range from 132.21 m² to 230.65 m² and start at 5,691,999 AED, while apartment areas across the project run from 311 to 2725 square feet. Twelve one bedroom Royal Suite apartments will be part of the building, and only six three bedroom apartments are planned, from 2521 to 2725 square feet, with a private terrace marked beside the balcony on their plan. Layouts are split between Tower A and Tower B, each with its own set of studios and apartments, and floor to ceiling height is 3.75 m.

Terraces and Facade The facade will curve by design, and these curves form deep stepped terraces on every floor. Every resident will have outdoor space, not just those on the upper floors. Green terraces are among the shared areas, and the view from a particular apartment will depend on its floor and the side of the tower it faces.

Water and Sport Amenities An artificial beach will sit on the first residential floor above the podium, surrounded by recreation areas. Adults will have their own pool, there will be a shallow water pool, and children will have a pool with water games plus a playground, with a family zone for parents nearby. Indoors the building will include a gym, a padel court, a running track and a yoga area. A landscaped garden and a shopping space are also planned.

Building and Ownership Details The tower will rise 207.70 m on a plot of 11,809 m². Apartments start above a parking podium that will hold 26 commercial units. The lobby will be 6.75 m high, and 20 lifts will serve the floors, with two more for firefighters. The project is registered with the Dubai Land Department under number 4327, and payments go to an escrow account at Dubai Islamic Bank. Service charge is 161.46 AED per m² per year.

Payment Plan and Owner Services The payment plan is 10% on booking, 30% during construction and 60% on handover. Furnished packages, rental management, short term letting, annual maintenance and resale will be handled by the Binghatti team, and parking spaces are sold separately. Motor City sits next to Dubai Autodrome, the plot borders Sheikh Mohammed Bin Zayed Road, and schools, hospitals and shopping centres are 5 to 10 minutes by car.
