Butterfly Towers

Butterfly Towers is a new residential project by Al Sayyah Group in Al Barsha, Dubai. The development is under construction and handover is scheduled for Q2 2028. Apartments are sold as freehold.

Two towers and the homes inside

The project consists of two twin towers, Tower A and Tower B, each with 17 floors. The buildings will have a facade of glass and aluminium panels. Apartments range from studios to two bedroom homes, and every apartment will have its own balcony. Two bedroom apartments will also include a storage room.

The catalogue lists 1 bedroom apartments from 78.36 m² to 89.06 m², priced from 1,347,777 AED. 2 bedroom apartments range from 131.23 m² to 132.04 m² and start at 2,090,777 AED. Across the project there are 596 units in total, and the price per m² is 15,836 AED.

Amenities on the podium and roof

A shared podium will link the two towers and hold the leisure areas. On the podium there will be a swimming pool with sun loungers and a separate children's pool, plus a children's playground on the outdoor side. For training the project includes a gym and a yoga studio, and for recovery a sauna and a steam room. A roof terrace will be arranged on the roof. Inside the towers there will be a library, an events hall and separate rooms for celebrations and meetings.

Payment plan

The payment plan is 24% on booking, 30% during construction, 10% on handover and 40% after handover. The post handover share is spread over five years after keys are received. The service charge is 150.69 AED per m² a year. Construction progress currently stands at 8%.
