11 Hills Park

11 Hills Park is a residential tower under construction in Al Barsha, Dubai, developed by TownX. The building is planned for handover in Q1 2027, and construction is 80% complete. It will hold 695 units across 22 floors, all freehold.

Apartments and layouts

The tower will contain studios and one bedroom apartments, with four layouts in total. Studios range from 44.03 m² to 61.33 m² and start at 939,000 AED, while one bedroom homes run from 76.51 m² to 110.93 m² and start at 1,599,000 AED. Studio type A will measure 500 to 512 sq ft, and type B 474 to 498 sq ft. One bedroom type C is planned at 824 sq ft and type D at 831 sq ft. Every apartment will have floor to ceiling windows with double glazing, and the main rooms will have high ceilings.

Price and payment

Prices start at 939,000 AED, at 16,217 AED per m². The service charge is set at 182.99 AED per m² a year. Four payment schemes will be available: 70% on booking with 30% on handover, 100% on booking, 30% on booking with 70% on handover, or 50% on booking with 50% on handover. Buyer funds will go to an escrow account held at Commercial Bank of Dubai.

Garden, pool and amenities

A garden will be reserved for residents of the building, and a planted terrace will sit within it. A children's play area is planned on site, and pets will be allowed. The pool area will have separate quiet zones for women and men. More than one gym will serve the building, fitted with modern equipment.

What comes fitted

Apartments will be handed over finished, ready to move into without renovation. The floor will be laid with matte wood effect porcelain tiles, and the kitchen will be white, custom made, with a quartz worktop, glass splashback and undermount sink. Built-in wardrobes and built-in appliances will be in place at handover. The entrance door will be fire rated with a smart electronic lock, and internal doors will be laminated with magnetic fittings. Each apartment will have heat and smoke detectors and its own sprinkler system. Water, electricity, cooling and gas will be metered separately per apartment, and one parking space will be allocated to every apartment.

Around the building

The district is built up with townhouses, villas and medical facilities, and residents will have direct access to the district parks. Mediclinic Parkview Hospital and Dubai Butterfly Garden stand next to the building. King's College Hospital London, GEMS Founders School Al Barsha and Dubai Hills Mall are in the same part of the city.
