Symbolic Altus

Symbolic Altus is a nine-storey residential building under construction in Liwan, Dubai, developed by Symbolic Developments, part of the Speedex Group conglomerate with a thirty-year heritage in Dubai. Handover is scheduled for Q2 2027, and construction progress currently stands at 1%. The building will hold 108 fully furnished residences on freehold ownership.

Apartments and layouts

The project includes one-bedroom residences in three layouts, 1 BHK Smart, 1 BHK Elite and 1 BHK Luxe, with total areas from 795.35 to 836.14 sq ft. The 1 BHK Smart has 589.43 sq ft of internal suite space and a 205.91 sq ft balcony. The 1 BHK Elite has 574.9 sq ft inside and a 260.16 sq ft balcony, for 835.06 sq ft in total. The 1 BHK Luxe provides the largest internal area of the one-bedroom types: 622.15 sq ft inside, 213.99 sq ft on the balcony and 836.14 sq ft overall. Two-bedroom 2.5 BHK Vista/Panorama residences measure 1312.34 sq ft in total, with 1017.4 sq ft of internal space and a 294.93 sq ft balcony.

Interiors and balconies

Every residence will be delivered fully furnished, with a separate closed kitchen finished in premium materials and details. Each apartment will have a private balcony with integrated living greenery; balcony areas across the four presented layouts range from 205.91 to 294.93 sq ft. The developer may substitute materials with equivalent ones, and only the contract has force.

Rooftop wellness

A wellness area on the roof will include a landscaped infinity pool, a sauna and a lounge with a horizon view. A gymnasium with a horizon view is also planned on the rooftop. The building will further include a jacuzzi and a steam room.

Sport and children's facilities

The building will have a basketball court and a sports court, and a kids play area is planned for families. A soccer field is indicated in the district, alongside parks, green family zones and jogging and cycling tracks. The building stands next to a sports arena.

Location and ownership costs

The address is Wadi Al Safa 2 in Liwan, part of Dubailand. A bus stop is 200 m away and a future metro station 500 m away; Downtown and Burj Khalifa are fifteen minutes away. Nearby are British Orchard Nursery, The Indian International School, Kent College Dubai, GEMS Winchester School Dubai, Zayed University UAE and HCT Dubai Academic City Campus. Silicon Central Mall, Dubai Outlet Mall, Dragon Mart, Fakeeh University Hospital, Al Hussaini Masjid, Al Waha Masjid, Liwan 2 Park, Al Barari Farms, Global Village and IMG Worlds of Adventure are also listed in the surroundings. The service charge is 161.46 AED per m² a year, prices start from 1,131,800 AED, and the price per m² is 14,490 AED. The stated payment plan is 24% on booking, 10% during construction and 70% on handover; plans of 30/70 and 40:60 are also indicated, with the 30/70 plan structured as 10% on booking, 10% within 15 days, five payments of 2% at three-month intervals and 70% on key handover.
