Floarea Oasis is a 13-floor residential building under construction in Wadi Al Safa 5, Dubai. Mashriq Elite Real Estate Development is building it, with handover planned for Q1 2028. Construction is 13% complete, and 258 units will be available on a freehold basis.

Apartments and layouts

The building will have studios from 37.99 m² to 42.81 m², starting at 729,000 AED. One-bedroom apartments will range from 70.77 m² to 85.15 m², from 1,039,000 AED. Two-bedroom homes will measure 114.86 m² to 114.93 m², from 1,629,000 AED. Each apartment will have a spacious balcony, and the interiors will be finished in light neutral tones. Designer consoles and dressing tables will be included.

Kitchens, finishes and smart features

Kitchens will come fully equipped, with appliances from European brands and fittings included. Italian tiles will cover the floors, and European brands will be used in the wood finishes. Feature walls will add to the interior. A smart home system will work with the Alexa voice assistant. The developer may replace materials with equivalent ones, and only the contract has force.

Shared spaces

Common areas will occupy two floors. A designer lobby will form the entrance, and high-speed lifts will serve every floor. The parking area will use an ANPR system that recognises car numbers at entry and exit, and charging stations will be provided for electric cars. A library and a Meeting Lounge will be part of the building. Outside, there will be a landscaped garden and a children's play area.

Pool, roof and sport

A Sky Pool will anchor the water-side recreation, with Pool Side Baja Shelves and Cosmic Sitting among the places to rest. The roof will hold a terrace and a Roof Garden, and a Barbeque Corner will be set up for outdoor cooking. For training, an Indoor Gym and an Outdoor Gym will be available, alongside a Meditation Deck and an Outdoor Table Tennis area.

Payment and ownership

The standard payment plan is 20% on booking, 10% during construction, 35% on handover and 35% after handover. Another variant requires 70% on handover. The service charge is 161.46 AED per m² a year, and the price per m² is 13,492 AED. Ownership is freehold.

Location and surroundings

The project sits in the Dubai Land Residence Complex within Wadi Al Safa 5, an area with green zones and close access to main roads. GEMS First Point School L.L.C., Fakeeh University Hospital and Al Ghurair University are nearby. Bus stops Dubai Sky Courts, Ajmal Sarah Tower and Dubai Sky Courts, Nilona Residence serve the area. Dubai Mall and Burj Khalifa are 15 minutes away, IMG Adventures 10 minutes, Global Village 15 minutes, Dubai Safari Park 20 minutes, City Walk 25 minutes and Al Khail Road 31 minutes.
