Forest City 2

Forest City 2 is a residential building under construction in Wadi Al Safa 5, Dubai, developed by HZ Development. The single 13-storey block, Building 1, is planned for handover in Q2 2027 and will contain 194 apartments. Homes are sold as freehold.

Apartments and Sizes

The building will have studios and apartments with one, two and three bedrooms. Studios range from 61.58 m² to 65.04 m² and start at 720,888 AED. One bedroom homes measure 74.36 m² to 83 m² and start at 996,888 AED. Two bedroom apartments start at 131.77 m² and 1,522,888 AED, while three bedroom homes start at 164.03 m² and 1,923,888 AED. Apartment layouts separate the internal area from the balcony, and the internal area and balcony size can vary from floor to floor.

Payment Plans

Three payment structures are available. One is 20% on booking, 40% during construction and 40% on handover. A second is 10% on booking, 40% during construction and 50% on handover. A third is 30% on booking and 70% on handover. The service charge is 150.69 AED per m² a year, and the price per m² is 11,238 AED.

Inside the Apartments

Apartments will be handed over furnished with finishes and built-in wardrobes, with storage space provided for belongings. Wide windows are designed to bring morning and evening light into the rooms. Every apartment has a balcony. Homes are delivered unfurnished, and the developer may replace materials with equivalent ones, with only the contract having force.

Shared Spaces

Common areas are planned on the ground floor and on the usable roof. The lower level connects to a private garden, while the upper level is set aside for rest and sport. A tea lounge on the roof is intended for a quiet evening with a book. The roof will also hold an infinity pool and a gym, a children's play area, a fountain, a barbecue zone, a yoga studio, a running track and a golf course. A club house and a cinema room complement the outdoor areas, and the garden on the first floor includes a lawn and flowers around a seating area.

Facade and Access

The exterior is designed around smooth wave-like lines, balconies and planned planting. Evening lighting will highlight the building's curves. Pedestrian paths are separated from vehicle drives, and people and cars follow their own routes at the entrance. The entrance lobby includes a waiting area, and from there the route leads to the lift lobby, which connects the entrance with the residential floors.
