IVY Gardens 2

IVY Gardens 2 is a 35-floor residential tower under construction in Wadi Al Safa 5, within the DLRC community in Dubailand, Dubai. Samana is the developer, and handover is scheduled for Q4 2027. Construction is 20% complete.

Apartments and Private Pools

The tower is planned with 911 units: studios and apartments with one, two and three bedrooms. Every residence, from the studio to the three-bedroom home, will have its own private pool by design. Balconies are planned as an extension of the living space outdoors, and the layouts include spacious living rooms. Five apartment types make up the collection, and some floor plans add a maid's room, including one of the two-bedroom variants. Smart home technology will respond to touch or voice commands to set the lighting and temperature.

Amenities in the Building

Residents will have a bowling alley, a golf simulator, a spa, a cinema room, a basketball court, a playroom and a gym. A barbecue area is also part of the plan. A valet parking service is planned for residents' cars.

Payment Plan and Service Charge

Prices start at 1,348,941 AED, at 17,448 AED per m². The payment plan is 20% on booking, 70% during construction and 10% on handover. The annual service charge is 161.46 AED per m². Ownership is freehold.

Location and Nearby Landmarks

The building sits between the Emirates and Al Ain highways. Fairgreen International School and Global Village are a 10-15 minute drive away, as are Dubai Outlet Mall and IMG World. Burj Khalifa, Dubai Mall and Dubai Airport are 15-20 minutes away, and the route to them runs on city roads. Dubai Downtown, Mirdif City Centre and Miracle Garden also fall within that drive. Dragon Mart and Al Habtoor Polo Resort and Club are nearby, and public transport can be reached in DLRC. Burj Khalifa reaches 828 metres and has an observation deck with a view over the city.
