Lume Residences is a new-build project by S&S Developments in Jumeirah Village Circle, Dubai. The building is under construction, with handover planned for Q4 2027. Apartments are sold as freehold.

The building and its progress

Construction has reached 22%. The building places a ground floor and four parking levels below 14 floors, and 182 units are planned in total. Ceiling-to-floor windows, balconies, light finishes and planned lighting are part of the apartment design.

Apartments and prices

Studios range from 31.13 m² to 35.57 m² and start at 702,777 AED. One-bedroom apartments range from 62.84 m² to 107.54 m² and start at 1,065,777 AED. Two-bedroom apartments range from 103.88 m² to 122.44 m² and start at 1,586,777 AED. The price per m² is 12,207 AED.

Payment plans

Under the plan set out for the project, 20% is due on booking, 30% during construction and 50% on handover. Plans of 40/60 and 50/50 are also stated.

Amenities

A pool with a shaded deck, a clubhouse and a padel court on the roof are planned. The project also includes an indoor gym, a yoga studio, a barbecue area, a children's play area, a landscaped garden, a lobby, a lounge, a spa, a sports court, a clinic, a retail space and a rooftop terrace. Pets are permitted.

Ownership costs

The service charge is 129.17 AED per m² a year.

Getting around

The site lies between Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44), with a direct exit onto Hessa Street. Dubai Hills Mall is 10 minutes away by car, Palm Jumeirah 18 minutes, Dubai Marina and Ain Dubai 20 minutes, Jumeirah Beach 25 minutes and Dubai International Airport 30 minutes.
