Opal by Crystal

Opal by Crystal is a residential brand of Crystal Group, and the building itself is called The Hudson. It is under construction in District 15 of Jumeirah Village Circle in Dubai, on Street 5. Handover is planned for Q4 2027.

The building and its residences

The Hudson rises five floors: a parking level on a podium and four levels of apartments above it, with 102 residences in total. Most of the homes are studios and one-bedroom apartments. The ground floor will hold two-level residences in the manner of townhouses. By design the facade is a continuous band of glass, and the balconies curve in a smooth wave.

Apartment types and layouts

Studios start at 36.51 m² and are priced from 750,000 AED. One-bedroom apartments run from 51.75 m² to 79.99 m², from 1,001,000 AED. The one-bedroom mix is set out as 22 apartments with one and a half bathrooms, 20 with two bathrooms, and 19 with two bathrooms plus an additional room. One apartment has three bedrooms, three bathrooms and an additional room. Layouts are open, with glass doors and windows running full height to the balcony or terrace.

Interiors and kitchen

Interiors follow a warm minimalism that looks back to mid-century modernism. The kitchen is arranged around an island clad entirely in stone, with a side edge that drops to the floor; worktops and splashback are stone as well. Cabinets are made from custom wood with soft-close doors, and appliances are Bosch or equivalent. Apartments can be taken furnished or unfurnished.

Amenities in the house

A 28 metre pool with a broad deck sits in the courtyard, and a separate children's pool with a play area is provided. A multifunctional court is set aside for basketball and pickleball, surrounded by greenery and open sky. The house also holds a fully equipped gym with a sauna, separate showers and lockers, a two-storey lobby with concierge and round-the-clock video security, three high-speed lifts with barrier-free access, a multipurpose hall for meetings and celebrations, an outdoor barbecue area with gazebo and children's playground, and parking. Pets are permitted.

Ownership, payment and handover

Apartments are sold freehold, in full ownership without a term. Buyer funds are held in an escrow account at Emirates NBD until handover. Payment plans include 20% on booking with 80% on handover, and 40% on booking with 60% on handover. The service charge is 161.46 AED per m² a year, the house is chiller free, and the price per m² is 16,187 AED. Prices start from 689,000 AED.
