Oak Yard

Oak Yard is a 19-floor residential building planned for Jumeirah Village Circle (JVC) in Dubai, developed by ONE YARD. The project is under construction, with handover scheduled for Q1 2027 and construction progress at 26%. Units are freehold.

Apartments and layouts

The building will hold 191 units: 18 studios, 131 one-bedroom apartments, 39 two-bedroom apartments and two two-level penthouses. A typical floor will have 11 apartments: one studio, eight one-bedroom and two two-bedroom units. One-bedroom apartments range from 61.59 m² to 89.41 m² and start from 1,133,058 AED; two-bedroom apartments range from 99.03 m² to 115.76 m² and start from 1,680,218 AED; three-bedroom units range from 521.74 m² to 524.44 m² and start from 6,999,970 AED. Every apartment will be delivered with a terrace, finished interiors, built-in furniture and household appliances.

Architecture and air

The design follows bioarchitecture principles: smooth rounded forms, decorated columns, natural wood and vertical gardens on the facades. Interiors will feature natural wood and oak finishes. A photocatalytic air filtration system with a carbon dust filter, pressure fan and UV-A lamp is planned, with air purification of up to 99.9% and removal of fine dust under 1 micron, exhaust gases and odours. Climate control will regulate temperature and humidity. The eco-lobby Nature Lounge will have living trees including a bonsai, a waterfall and a concierge desk, with natural scents, background music and circadian lighting.

Pool, saunas and fitness

The pool area will cover more than 1000 m², with a 27-metre pool, sun loungers, cabanas and private barbecue areas with a grill. Two saunas are planned: a standard one and an infrared one. A healthy cafe with eco-products and breakfast delivery to the apartment is also planned. The gym will measure 200 m² (2152 sq ft) with five zones: cardio, free weights, yoga and pilates, TRX and an open yoga area. Children will have a play area and the Kids Recharge room in a bio-lounge concept with biophilic design.

Coworking and payment

The NextGen Workhub coworking space will include work desks, meeting rooms, a lecture hall, quiet cabins for calls and a bar with healthy snacks. The payment plan is 24% on booking, 46% during construction and 30% on handover.

Location

JVC is bordered by three major roads: Al Khail, Hessa and MBZ. Palm Jumeirah is stated at 15 minutes away, Dubai Marina at 20 minutes, Blue Waters at 20 minutes, Burj Al Arab at 22 minutes and Dubai International Airport at 30 minutes. Remram Community Park is 7 minutes on foot or 2 minutes by car; Stepping Stones Kindergarten is 3 minutes on foot; JSS International School is 4 minutes by car; Circle Mall is 6 minutes by car.
