Park Five

Park Five is a freehold residential district under construction in Dubai Production City, in the Me'Aisem First area beside a quiet park and lake. Deyaar is building it, and handover is planned for Q4 2027. Construction progress stands at 16%.

Homes and prices

The district holds 1283 apartments across 11 floors. Studios start at 40.6 m² and 728,912 AED. One bedroom homes start at 74.5 m² and 1,202,925 AED. Two bedroom homes run from 113.37 m² to 170.19 m², from 1,691,973 AED. Three bedroom homes run from 161.17 m² to 255.4 m², from 2,242,661 AED. The price per m² is 11,816 AED.

Payment plan and ownership

Buyers pay 10% on booking and 35% during construction, in six instalments, with the remaining 55% due on handover. A 4% DLD fee applies. Apartments are freehold, and buyer funds go into the project's escrow account.

The five buildings

The district comprises Elm, Ember, Neem, Ivy and Alder. Elm, Ember and Neem rise 11 floors, each with its own podium and roof amenities. Ivy and Alder are lower, with pools placed on the eighth and fifth floors. Ivy includes duplexes, among them layouts with a maid's room.

Amenities across three levels

Amenities are arranged on the podium, the eleventh floor and the roofs. Elm's podium holds two pools, an adult pool with a swimming lane and a children's pool. Ember and Neem have an infinity edge pool and jacuzzi, a children's pool, sun loungers and a lawn. Elm's eleventh floor holds two terraces, one for adults and one for families, with a zen garden that becomes an outdoor cinema and tea terrace in the evening. The wider district includes a gym, co-working space, restaurant, children's play area, barbecue zone, landscaped garden, pet area, retail space, events hall, basketball court and tennis court. A children's club is planned in Alder, and a shared lawn on Elm's podium is set aside for outdoor gatherings.

Streets, park and water

Sikkis, pedestrian streets in the Arab tradition, run between the buildings, lined with shops, cafes, fountains and shaded corners. The ground floor is planned as a city street with neighbourhood shops and a food hall of cafes and food stalls. Markets and kiosks will operate between the buildings on Fridays. Common spaces are to be decorated with murals and sculptures by contemporary Arab artists. The district sits in a park by the water, and apartments look out on the park, lake, boulevard, pools or the neighbouring villa district, depending on side and floor. Homes have smart home systems, large windows and balconies; in Ivy, balconies reach a depth of 1.80 m across almost all unit types.

Getting around

The district sits between Sheikh Mohammed bin Zayed Road and Al Khail Road. City Centre Me'aisem is a few minutes away, and Expo City and Dubai Exhibition Centre are 15 minutes by car. Bus stops for Dubai Production City stand by City Centre Me'aisem and The Crescent towers. Nearby schools include Arcadia British School, Sunmarke School, Victory Heights Primary School and JSS International School, with Roots Montessori and Kids Kingdom Daycare for younger children. Clinics include Mediclinic Me'aisem, Saudi German Clinic and Aster Clinic in Sports City, and hospitals include NMC Specialty Hospital, NMC Royal Hospital and Saudi German Hospital.
