Nirvana Residence 1

Nirvana Residence 1 is a freehold residential tower under construction in Dubai Production City (IMPZ), developed by Meraki Developers. The building is planned for handover in Q4 2028. Apartments start at 781,493 AED.

The building and the site

The tower is planned with 22 floors: two basement levels, a ground floor, two podium levels, 19 residential floors and a roof. It will hold 392 apartments on a plot of 52 085,92 sq ft. Meraki Developers keeps in-house teams for design, general construction, engineering, steel structures and glazing.

Apartments and layouts

The 392 residences come in four formats, with balconies and open terraces in some layouts. There will be 127 studios from 405 to 464 sq ft, and 178 one-bedroom apartments from 722 to 1052 sq ft in seven types, A to G. Types B, C, D, E and F include a powder room, and Type G of 1002,33 sq ft adds a store of 2600 by 4010 mm and a second bathroom. The family formats are 84 two-bedroom apartments from 1215 to 1744 sq ft and 3 three-bedroom residences from 1653 to 2092 sq ft. Catalogue pricing runs from 781,493 AED for a studio of 41.53 m², from 1,207,916 AED for a one-bedroom of 68.1 to 98.24 m², and from 1,799,750 AED for a two-bedroom of 115.44 to 144.83 m². The service charge is 172.22 AED per m² a year.

Payment plans

Under the 40/60 plan, 20% is due on booking, 20% during construction in 26 payments, and 60% on handover. The DLD fee of 2% is paid separately on top of the price. A 100% payment option is also available with return terms: 7% is stated for the 40/60 plan over 3 years and for the full payment plan over 5 years, and 10% a year for the full cash payment plan over 5 years.

Green zones and shared spaces

At ground level the entrance pavilion will have a green square, walking paths and a spacious lobby with a lounge area. On the residential floors, the Nirvana Groves zones will be planted areas with places for quiet rest. The roof is planned with two shaded wellness zones and a landscaped balcony with panoramic views.

Podium amenities and the roof club

The podium will hold the Baja infinity pool with views, a rest terrace, a children's pool and separate changing rooms. For training there will be a fully equipped indoor gym, a calisthenics area, a padel court and a 100 metre running track, plus indoor and outdoor yoga studios with views, viewing platforms and meditation spots by the water. Families get indoor and outdoor play areas, a parents' lounge and shaded outdoor seating, and neighbours share a barbecue area and an open air cinema with a green lawn. On the roof, a club floor will have a coworking space, a transformable community hall and a games room with a lounge zone and a large television screen.
