Reef 996 is a residential tower under construction in Dubai Production City, developed by Reef Luxury Developments, with handover planned for Q3 2028. The building will rise 20 floors and contain 505 freehold units. Prices start from 753,103 AED.

Apartments and layouts Studios range from 42 m² to 43.61 m² and start at 753,103 AED. One bedroom apartments run from 65.03 m² to 82.17 m², from 1,089,623 AED. Two bedroom units span 97.09 m² to 115.77 m² from 1,480,464 AED, and three bedroom apartments range from 132.22 m² to 176.63 m², starting at 1,985,594 AED. By design, studios will occupy floors 2 to 16, while most three bedroom apartments will sit on floors 17 to 20, with two on the second floor.

Cooled balconies and garden lounges Every apartment will have an Outdoor-Cooled Sunken Balcony, a patented solution of the developer. These balconies will be cooled and usable through the hottest summer months. By design, the studio balconies will take around 9 m², one bedroom balconies 16 to 18 m², and the largest three bedroom apartment will have 43 m² of balcony. Outdoor-Cooled Garden Lounges will extend the same cooling to the shared garden, with a cinema area and a barbecue spot.

Amenities floor and finishes The first residential floor will hold an infinity pool with a kids pool, a gym, yoga and pilates studios, a tennis and padel court, a badminton and volleyball court, a basketball court and a cricket lane, with 19 zones on the floor plan in total. Kitchens will come fitted with Bosch appliances, bathrooms with Grohe fittings, and windows and facades will use Gutmann aluminium systems. The lobby will be spacious and bright with modern finishes.

Payment and ownership The payment plan is 20% on booking, 30% during construction and 50% on handover, with an alternative of 20% on booking, 23% during construction, 7% on handover and 50% after handover. Buyers receive full freehold ownership. Payments go through an escrow account held at Abu Dhabi Islamic Bank. The service charge is 182.99 AED per m² a year.
