Samana Resorts

Samana Resorts is a residential tower under construction in Dubai Production City, Dubai, built by Samana Developers. The building is planned for handover in Q2 2028, and construction is 6% complete. It will hold 499 apartments across 19 floors.

Apartments and private pools

The tower will have 1 bedroom units from 72.69 m², priced from 1,336,702 AED, at 18,389 AED per m². Five apartment types are planned, from studio to two bedroom. Every apartment, including each studio, will come with its own private pool by design. One bedroom homes can be chosen with a storage room or a room for a maid.

Pools, garden and fitness

Several shared pools are planned: an infinity pool and cascading pools, with lounge areas at the water. A garden for walks will run around the tower, with yoga on the lawn and open areas for meeting neighbours or guests, plus quiet corners. A fitness centre will have modern equipment and separate zones for personal training. A spa with a sauna and silent rooms for meditation will sit in the same building.

Family facilities

A children's playground is planned inside the building, and pets will be allowed. City Centre Me'aisem and Kids Kingdom Nursery School are 3 to 5 minutes away. Bus stops Centrium Tower 1 and Centrium Tower 2 are nearby. Jumeirah Golf Estates, The Wonder Years Nursery and GEMS United School are 10 to 15 minutes away; Dubai Marina and Dubai British School 15 to 20; Global Village and Palm Jumeirah 20 to 25; Dubai Mall and Burj Khalifa 25 to 30. JBR Beach is 15 to 20 minutes away.

Ownership, payment and handover

Apartments are sold freehold, with no time limit on ownership. The payment plan is 15% on booking, 75% during construction and 10% on handover. Buyer funds go to an escrow account held by Dubai Islamic Bank. The service charge is 161.46 AED per m² a year. The project is registered with the Dubai Land Department under number 2895.
