Sky Level 1

Sky Level 1 is a 39-floor residential tower under construction in Jumeirah Village Circle (JVC), Dubai, built by Object One. The building is planned for handover in Q2 2029 and will contain 435 units sold as freehold. The project takes its name from the Orion constellation and carries the motto Elevated Living, Inspired by the Stars.

Apartments and layouts

All apartments have 1 bedroom. Apartments start at the 4th floor, with the first residential tier running to the 15th floor, a pool floor above it, and a second tier from the 17th to the 39th floor. Unit sizes run from 55.17 m² to 68 m² including the balcony, with prices from 993,945 AED and a rate of 17,308 AED per m². Balconies vary widely: the largest are on the 4th and 17th floors, types 02 and 04 on the 4th floor have balconies of 288.80 and 285.14 sq ft, and on the 17th floor type 21 has a balcony of 292.89 sq ft. On typical floors, from the 5th to the 15th and the 18th to the 39th, balconies range from 140.79 to 162.64 sq ft.

Pool, terrace and club floor

The Sky Infinity Pool and the Sky Deck with sun loungers will sit on the 16th floor, between the two residential tiers. A Sky Observation Deck will have digital telescopes showing constellations, planets and satellites in real time. The first floor will hold the club areas, many of them outdoors: a pool with a sun deck, a barbecue area, an outdoor lounge, a CrossFit area, a gym and a children's playground. Offices have their own terrace, separate from the residential part.

Fitness and family spaces

The AI Fitness Studio will contain a Smart Mirror that guides personal training and analyses movement technique in real time, in a corner called the Smart Wellness Zone. Children get a playroom, an outdoor playground and a separate children's pool, all on the first floor. A Digital Coloring Wall will let a child colour a drawing on paper, scan it, and watch it come alive on a large interactive screen.

Building and access

The building stacks shops and parking at the bottom, apartments above, and the pool floor between the two residential tiers. The first floor will be shared by club zones and offices, the second and third floors will hold only offices. Parking will be on two underground levels and five podium levels, P1 to P5. Apartments will open with a Smart Lock Access System using a fingerprint, a PIN code or an app, with remote control and temporary access for guests or maintenance staff, integrated into the apartment's smart home system.

Ownership and payment

Apartments are sold as freehold, and the project is registered with the Dubai Land Department under number 4486. The service charge is 161.46 AED per m² a year. The payment plan is 20% on booking, 20% during construction and 60% on handover, with another option of 20% on booking, 20% during construction, 30% on handover and 30% after handover. Buyer funds go to the project escrow account at Abu Dhabi Islamic Bank.

Location

The tower stands in District 11 of Jumeirah Village Circle. Hessa Street runs along one side, with a villa quarter on the other, and exits to Al Khail Road and Sheikh Mohammed Bin Zayed Road connect to the rest of the city. Circle Mall and the HE Hotel UAE are two minutes away, FIVE Jumeirah Village six, and Dubai Hills Mall 12 minutes by car.
